A cash buyer needs to show proof of funds and then bring the cashier's check to the closing, not to just look at the home. I agree, things need to change. There are nuts everywhere, no matter if they are cash buyers or not.

Maybe I missed something and I apologize in advance...what's the deal with $17,000? A cash buyer is not going to give actual cash. They would show proof of funds and it would be a 100% cash buy at the closing table by writing a check, certified funds, etc.

I was thinking the same thing! There are apparently neighbors living on each side of the home....did they see or hear something? I have a feeling this "buyer" was someone she knew by her leaving her purse in the car and being casually dressed.

She was not the listing agent so she would've been representing the buyer only. It is not unusual for a buyer's agent to call the listing agent directly and not go through the office to set up a showing, especially if they know each other and have worked deals...
