Interesting note I hadn't heard before. Law enforcement says they have a hair from the crime scene. So once we find a suspect, we can test for DNA. That's why they want to "speak with everybody".
Here are my hunches so far.
I am about to put a lot of my focus towards learning more about the elderly Jewish murders in the area, that were prior to Chaim's death. From what I know and am currently reading about criminal profiling, these murders are really starting to match up.

It's possible. But it's also night-time, regardless of what time of the year it is. Wearing dark clothes and having dark blood splattered on it is much harder to notice than some guy walking down an empty residential area at night wearing a blood covered sheet.
I feel like we would have heard about blood being found outside the room. Also, from what I understand they shut down that section of the dorm for a while after the murder. I'm sure they scoured every inch for any sort of drop of blood.

Why is it hard to believe? Children are easier to kill than adults. A sleeping child is even easier. The only risk is in being seen and being heard. Is luring a kid outside to a private place really much easier? What if the killer lacked confidence in his social skills?

I highly suggest you go to the thread linked to earlier. In that thread we have many posts from real former classmates and friends of other former classmates who present their theories and lots of information about how things really were back then.
I like this theory. We don't know how dark the room was but Chaim was known to be the last one to bed that night. The killer could have sneaked in and saw. But we don't know the layout of the rooms so we can't say for sure that Chaim would not have spotted him from the hallway. But it would...
