$800 per week available 28th November 2017.

I was browsing through the rental properties in Avondale Heights the other day. Even at $800 per week, this home is very pricey for a rental in that suburb. Let alone the fact that Karen's murder Iikely was committed within the home.

I saw a comparable home listed for $630 per week, and the rest of the rental houses available were primarily high $300s to mid $400s in weekly rental cost.

https://www.realestate.com.au/rent/in-avondale+heights,+vic+3034/list-1

I think they are pushing their luck trying to achieve that kind of rental price, that far out of the city, nor on the coast or anywhere else very enticing.

Yes the rent does seem a bit steep.
They want to get someone into the house soon. No traffic control income for at least a month now.

Are they renting it furnished perhaps? Or partially furnished at least since we know there to have been a moving van. Where did Border move his things?

Is it seeming as though it was not rented at all. If the big white truck was only there a couple of days before Borce was arrested.
Yeah I don't think it ever got rented out. Which leads me to another question , where has all the stuff that was seen put into the moving van gone to? Surely not a storage place, that's not a cheap option, who would be paying for that?
Could it have been a donations truck picking up furniture and household goods?
Could Sarah have wanted certain pieces for her own place she may be renting at if that's what she is doing?
Could the items have been moved to the Keilor address he was arrested from?

If i had nice furniture and my family needed it I would give it to them or call a secondhand furniture dealer and sell it off if I knew I wouldn’t be needing it for a long long long time. maybe we’ll see it advertised on gumtree.

Haha I've been stalking gumtree already but haven't seen anything that stands out to indicate it's from that house.

There’s heaps of dining suites with white high back chairs on gumtree Melbourne area.
I’m fairly sure I remember it in the pics.

I've just been looking at Avondale heights listings.

I guess f he did sell it off as a lot to a furniture shop, it would be advertised from that location.
Somehow I doubt he'd just give it to away to Vinnies

I wonder if Karen’s assets were frozen by the ODPP? IIRC the house was transferred into her name only within the twelve months prior to her death.

Also, if Karen refused to transfer the house into both of their names, or BR’s name only, not long before she died? Not having bricks and mortar as collateral puts a serious crimp on someone being able to secure a loan from a legitimate source. It wouldn’t surprise me if this was a possible motive for Karen’s alleged murder.

Was the transfer only twelve months before Karens murder?
I wonder if the caveat back in Feb 2016 was more about preventing the house being transferred than it was about the rent owed.

Real estate group Vicinity and financial company Perpetual are believed to have lodged the caveat over the family home. The Australian understands Vicinity is the landlord at the Broadmeadows shopping centre where one of the Bella Bleu stores operates.

Maybe a legal eagle representing Vicinity or Perpetual had come across Borce in their travels and anticipated his next move.

I agree AR did say he was a tight arse.
It was not so long ago Bella Bleu closed down I am sure there would have been left over stock and inventory item that needed to be stored as well.
Not to mention all from the once owned - sold - leased warehouse. Where did all that go?

Everything from coat hangers to mannequins & cash registers and everything in-between. What happened to all that? A little birdie said there was excess dress stock in the house.
Did they cut & sew at Lazar or was it all imported. Maybe there is a storage facility in case a half arsed scheme is created.
Is that his intention to make a motsa selling everything as antiques by the time he gets out.

I stand corrected. The house was transferred into Karen’s name in 2000:

’Before the company closed at the end of 2000, the Ristevski home was transferred into Mrs Ristevski's name.’

http://www.nzherald.co.nz/world/news/article.cfm?c_id=2&objectid=11806314

Caveats placed and BR allegedly tried to secure loans in 2016:

‘Her boutique Bella Bleu closed in February last year, lender caveats put on the family home, and Borce tried to get a loan from a notorious Melbourne loan shark at least twice.’

http://www.nzherald.co.nz/world/news/article.cfm?c_id=2&objectid=11806314

Now that BR has been charged irt Karen’s alleged murder, I’m not sure he can profit from the sale or rental of her asset(s), ie; her Avondale house. If I was a member of Karen’s family, I would make damn sure he couldn’t. I would be surprised if Karen had life insurance, that the company who held the policy released funds to BR whilst he was under investigation for Karen’s alleged murder either.

As for the lender caveats brought by Perpetual and Vicinity, I thought they had been discharged.

Yes I think it was said the caveat was discharged.

An angry Mr Ristevski also denied that the Broadmeadows Bella Bleu store, which the couple also ran, had closed weeks before his wife disappeared, or that they were on the verge of losing their home.
“Broadmeadows closed down in February,” he said.
“That was a caveat put on (the house) by the shopping centre, but a caveat does not mean that you are on the verge of losing your home.
“It just means that there is a dispute, and then the dispute gets resolved,” he said.
“Broadmeadows closed because there was a short-term lease and retail was not what we were told it was going to be by the leasing people,” Mr Ristevski said.
“They gave us figures, we went on those figures, and we had to make a business decision whether to continue running it or come to an agreement with the centre and pay out the rent.”

Missing Melbourne mum Karen Ristevski’s husband reveals argument details

I guess the question is what was the agreement and was the rent paid out? Because Borce - quick stepped it to take over as director of Warrant Brands.
In fact the very day the caveat was taken out.

So far, there has been no mention of IPV prior to Karen’s death (which is not to say evidence to the contrary will not be mentioned at trial).

Interesting article (and Belinda Parker’s doctoral thesis for those who’d like to read further):

Why some people in non-violent relationships kill their partners
The Conversation
Belinda Parker and Claire Ferguson
January 15, 2018 12.25pm AEDT

‘The dialogue surrounding couples in which a homicide takes place often focuses on a history of domestic violence within the relationship, rather than the reasons the offender killed their partner. The importance of domestic violence notwithstanding, why do people sometimes kill the ones they love?

The latest figures show that of the 479 homicides committed in Australia between 2010 and 2012, 39% (187 incidents) were classified as domestic. Of those, 58% (109 incidents) were within an intimate relationship.

There are numerous examples of intimate partner homicide where there is no evidence of previous domestic violence. So, why might a homicide occur in an otherwise seemingly non-violent relationship?‘
