IME, buyers in the price range of SturbridgeYes, that's what I'm concerned with. Sturbridge IMO is most salable property if the price were reduced. I'd hate to see a small local bank hit in this situation. There is the 1st, 2 additional mortgages, GF attachment and all the trade liens. You have State and Federal authorities swooping in and suddenly any equity that might have been in the property evaporates. Danbury Savings Bank should be ok but I just hope they are watching things carefully as should GF. MOO

I was watching a Dateline just the other night where a young mother experienced a long and sustained illness, she just kept getting sicker until she was just about dead, and they couldn't figure out why. On her death bed she was admitted to the hospital and by a shear miracle the doctor who's care she was put in had extensive out of this world training in poisonings and criminal intent. Her "loving, attentive, and committed" husband, a West Point graduate, was poisioning her with a virtually undetectable carcinogen. If it had not been for him, she surely would have died because no one else could figure out what was happening to her.Oh, gosh! I never had considered this!
You might be right. The thing is that if GF prevails in civil court and FO/FORE does not satisfy the court award then the situation could possibly be taken out of FO/FORE hands and placed in the hands of the court or State. GF has attachments on some of the property I believe and had already asked the civil court to increase the amount being held. I don't think the court has ruled on her last motion to increase the attachment. Its an evolving situation but looks to be moving towards closure IMO. MOOAbsolutely! No incentive whatsoever for FD to participate or cooperate in any sale if one was to materialize. JMO but I think he might be the type who would go in and strip the house if it was going to foreclosure.

Forget the intimidation factor- and I agree thatBowman has been very clear about wanting FO to have zero contact with MT, presumably for very valid reasons. MT and FO are being tried separately in criminal court. My understanding is that the civil deposition would take place in GF atty office in Hartford. So, picture MT giving her deposition with FO sitting possibly 6 ft away in a conference room? Yikes! Awkward, Uncomfortably, Possibly Scary and Certainly Intimidating I would think. MT could also be facing GF as I believe she has the right to be present as well. Not sure if she thinks its worth her personal time to spend the day going to Hartford but I think she has right be be present as well.
Perhaps the State will make the suggestion to have a video hookup for FO to watch from another location. But I agree with Bowman that keeping these 2 parties apart makes quite a bit of sense for a variety of reasons. Expect Pattis to argue strongly about FO rights etc. and get out his constitutional law text book and blast away. But I hope calm and logic from the Judge will prevail and FO kept away from MT while still being able to hear via phone or video.

Totally agree! The listing was posted in the last thread and the interior of the house looked complete. The exterior was complete too but visibily it appeared that he had run out of money with patio, no pool, and landscaping. I wouldn't think any of these exterior issues are dealbreakers if the price is right.IME, buyers in the price range of Sturbridge
want to see a finished home unless he's advertising it as allowing a buyer to select finishes (flooring, wallcoverings, etc.) and
exterior porches, patios, landscaping should also be completed.
Usually a builder does totally finish the home
and chooses finishes with mass appeal in the
price range. Buyers in upper ranges typically
don't want to lift a finger in finishing a home.
So my point is, he needs to finish this home if
he expects to sell it at anything other than a
reduced price. moo.
Also buyers and their realtors in this price range are not dummies. If he's still overpriced per/sq. ft.,
he needs to reduce it to a reasonable range.

If it is a construction loan, they include the projected monthly interest and property taxes into the loan amount and disburse it over the course of construction. The borrower (FD) wouldn't be making typical mortgage payments of principal and interest like a mortgage. When the loan comes due he would need to pay it off by selling the property or securing permanent financing or the bank can foreclose.If the payments are so far behind, why aren’t banks and GF foreclosing? Save what they can.
Is this the one you are referring to? If this did happen in 2018 it would be curious as this was the period where he was claiming annual income of $50,000 I believe in Family Court.

If only there is an option to give a zero-star rating! My husband and I had the worst experiences with Fotis D****, Fore Group Inc. I DO NOT recommend this builder/contractor for many reasons. We were working with Fotis in August 2018 when we came across a plot of land for custom build homes. FALSE ADVERTISEMENT: The listing price for the custom built and land was within our budget and we were very clear with what our budget was from the very beginning with Fotis, but he had a much higher price point that he wanted us to be at. After the design phase, Fotis came back with an estimate that was well over by 30%!!! We had to compromise on a lot of things that we would love to have in our future home, but even shaving off all the things we wanted, the cost was still not even close to our initial budget. LACK OF EXPERIENCE: Fotis' inability and unwillingness to provide an estimate prior to signing a design contract should've been the first red flag, but we were sold on the location. He's built less than 50 homes (most, if not all, are $2M plus), so scaling to bring cost down is probably not one of his skill sets. I can go on and on with why I do not recommend this builder, but long story short, we felt very taken advantage of. You lose all leverage after you sign the design contract, where a substantial deposit is required. Half of that deposit is refundable and the other half is not refundable.

There are some people that can NEVER EVER be satisfied. And use that skill to beat the other person down until they get the goods or service for next to nothing. And, after they win, still go on to bash FD. Personal experiences and knowledge. I was on the receiving end. And have seen others on the receiving end. He was lucky enough to be a better negotiator than this “buyer”. My best guess is they had heard he was in financial trouble, and went in with the intention to get him to sell at a substantial loss. MOO.

to play states evidence (witness)
there's no way I'd want to be in the same town
unless I have body guards surrounding me
in front of the courthouse and even then, I'd
be vulnerable.
MT can actually help put FD away for life.
He knows that. NP knows that. Bowman knows that. MT knows that.
Why would the state allow their key witness
to be put in such jeopardy?
Now if MT is willing for this to happen, then that alone tells me she hasn't gone to state's
witness. She's still in cahoots w/ FD.
Watch how this is handled, I think we'll learn a lot here w/ this move.
Hmmm, I wonder if any of the interested parties would have planted hidden cameras around those properties just to keep an eye on things.I predict if it looks like FD will be loosing control of any of his homes, we will see a
flaming example of "GREEK Lightening"

Whoever takes title to any of these properties

I watched an episode of Judge Judy last night...I think we need her to get to the bottom of this whole cavalcade of BS, and throw the smack down on Fo & Ho and No Go Norm...lol!!!
