For those of us who don't understand the significance of a quit claim, can someone please explain it like you're speaking to a 5 year old? :)
i got you girl. its a faster sale of the deed where the buyer agrees to pay for the property and forgo going through the formal process of having the title checked. it can save money, but the buyer agrees to buy the property as is and pay in full right then... so if like 6 months later he learns he was sold a faulty deed, he has no recourse of action against the seller AND he losses the property. Sooo it requires trust @Ontario Mom

From Wikipedia. "A quitclaim deed is a legal instrument that is used to transfer interest in real property. The entity transferring its interest is called the grantor, and when the quitclaim deed is properly completed and executed, it transfers any interest the grantor has in the property to a recipient, called the grantee."

Think when a couple divorces and one person gets the house that was in both of their names. A Quit Claim Deed is used for one of the joint owners to sign their ownership/rights to the property away easily. Sometimes money changes hands, sometimes it does not.

But a Quit Claim does not remove financial responsibility if both parties are named on the mortgage- it's strictly related to ownership rights.

Oh dear...trusting BM? Thanks for the explanation. I looked it up and still was having trouble understanding.
 
Good grief. It’s like BM is going out of his way to give himself a motive. This latest revelation of the the quitclaim is just another telling action. What on earth could be so urgent to use your guardianship over your missing wife to relinquish her rights to property you owned together so now it’s just yours??? While she’s MISSING? What’s so freaking important? This is ALL about $$$$$$$ and there is absolutely no shame. I’m disgusted.

Agreed and it’s made me wonder if he has some major debt that is currently due.
 
Speculation Also- another neighbor happens to live 3.5 miles from Puma Path.

Interesting thing I recall from a while back. Lauren Sharf was near the Morphew home and received a tip about a State Patrol Officer who was parked at CR 240 & HWY 50. She talked to him and he said he didn't know why he was there.

I wish I knew how to use the search feature better, I'd like to find the post where I talked about that. If I can find the Facebook video where she mentioned the location of the officer, I'll verify it was CR 240, I might be wrong. But if so, very interesting location for the officer to be parked!!

I remember that but don’t recall the exact roads. It happened at the same time as the digging up of the concrete project BM was associated with.

I do remember the detail that is was a state trooper(s) and they had been blocking that road since 3am but didn’t know why.
 
There’s no reason to think he would be. Also, Barry was contracted to bring in/move/grade the dirt only. Beyond using a bulldozer which a one person operation, what help would he need?
Minor point, but MSM has reported that BM was hired to do landscaping work at the site. There is no contract that is public information and there is no permit for that site for "Driveway" which would be typical for landscape work in Chaffee county. It is impossible to determine what BM should have been doing, with the known and permissible information. IMO
 
Re: quitclaim-I could be completely wrong, and also it may be state based, but in my particular instance, there is a piece of property to which I am named on the quitclaim. I was told that in the event of death of the owner, the property would be passed on to me without passing through, or becoming part, of their estate. An estate attorney set it up that way. No idea if it is indeed absolutely correct, or if it in any way applies in this case. But the thought process of it is interesting.

Is this the road block you are wondering about?

I'm correct on the location, I remember being curious and I google walked the area. The Colorado Firecamp was just up the road. I surmised they were searching that area also.

But maybe there was a different reason and the search was much closer to the intersection of CR 240 & HWY 50 ;)

So im for sure going to over simplify this but the jist is that the lawyer set it up this way, so that whenever the current owner passes, the property seamlessly passes to you. Since its from a loved on, you know its good and theres no reason to waste the time or expense of doing it the long way. The way it comes to you is a particularly tortious body of property law called future interest and that my friend is where I bow out of the property law seminar. There is not enough money in the world to make me look over my old future interest notes. (can you tell i really hate property law) im somewhat knowledgeable about several other rarely used areas of law soo feel free to shoot me any other type of question lol
