I can't post here anymore. I just found out why one of you are so negative toward me. You are related to one of the people Abraham loaned very large amounts of money to. You want me discredited so you don't have to pay anything. I already told them to let you know you can keep the money if you have to steal it. That was to retire Mrs. Shakespeare, so I hope you enjoy it. It's not worth my life and stop having people call in with all your bogus calls. It's a waste of their time and mine to. The Sheriff's Department has real cases that need to be solved. They have all the paper work on me, bank accounts, and more. I have not sent them to your place of business to investigate you.

When Abraham comes back he can deal with you in court himself. I'm not going to waste my time. Everyone knows that lives here what your doing, so don't think for one minute they approve of it. I will make sure it goes public if you continue to stalk me.

Thanks. I had read that in one of your earlier posts but did not really understand how it would happen until now understanding that the QC is only one person signing over his interest to another.

I still cannot believe---since the abuse of QC seems to be general knowledge---that a lender would issue a loan based on a QC alone! That is crazy, isn't it?

Shakespeare and Associates had balloon mortgage paid to Greg Massey. Greg Massey had a $10K mortgage paid to American Medical. But no traditional mortgage lenders were involved in any of the transactions.

Well, it's calculated like this:

Filing Fees:http://www.polkcountyclerk.net/fees/docs/FeeSchedule.pdf
$10 first page of document
$8.50 each additional page
$1.00 per name after the first 4

The Doc Stamps are actually a State tax:http://dor.myflorida.com/dor/forms/2009/gt800014.pdf
$.70 per $100 of consideration (I previously mis-typed $1000)

Here is one of the QuitClaim deeds. One page - stamp says $10. Whatever the fees, very small when considering big picture.

My whole point was just to show the big picture of the transactions. No mortgages/loans, pass through Shakespeare & Associates, and American Medical is the owner/holder of the deeds to these properties.

There are three other properties that Abraham himself was involved with - I believe his friends. I'm researching the transactions now.

There is one curious name connected to American Medical - Shar Anthony who is the President and Registered Agent.

Back to the initial meeting of AS and DM... to write a book... highly doubtful!

Also, I would have an attorney. Would my attorney be pleased with my contributions here, and on other website forums?:waitasec:

Thank you for such an insightful post.

Do not attack other posters.

If you have some sort of issue with people in the real world take your argument there, don't hash it out here.

My post was bad?

I'm completely lost as to what you refer to here.

I thought I had a valid and interesting observation.

Should I remain an observer and not post? Please help me understand.

I'm just an outsider, who found this case to be fascinating.

Thank You

Here is one of the QuitClaim deeds. One page - stamp says $10. Whatever the fees, very small when considering big picture.

My whole point was just to show the big picture of the transactions. No mortgages/loans, pass through Shakespeare & Associates, and American Medical is the owner/holder of the deeds to these properties.

If you look at the image, in the upper right-hand corner is the recording stamp. It shows a Recording Fee of $10 ($10x1 page) but it also shows a Deed Doc of $84.00.

$84 / .70 = 120
120 x 100 = $12,000

So, on recording, a consideration value of $12,000 was given, and $84 was collected based on that value, to be submitted to the State, in accordance with Fla. Stat. 201.02.

Most deeds state "in consideration of the sum of $10 and other valuable considerations", even if you bought the property for $1M.

P.S. On some, but not all, the clerk will enter the value when indexing the deed in the computer, and the value will show up (as it does in this referenced deed) on the left-hand side of the screen as in: "Consideration: $12,000.00". On others, you just have to look at the stamp and do the math.

Dmoore is correct about Abraham signing a number of mortgage loans to individuals in 2007 - the loans were documented/filed as a real estate mortgage or promissary note.

Abraham didn't hold the property deed or pay taxes, but had rights to the property. It's more like a promissary note using home as collateral. There is no interest or specific terms of the loan except it must be paid off in 30 years.

In January of 2009, Howard Stitzel prepared Assignment of Mortgage documents transferring each of these loans from Abraham to American Medical. If you look at one of the properties (link to example below), neither Abraham or American Medical name appear as they have never held the legal deed.

Here is an example of a "questionable" promissary note between Shakespeare & Associates and two woman.

http://ori2.polk-county.net/wb_or1/details.asp?doc_id=7249372&file_num=2009085321&doc_status=V

The document is filed with Polk County on 5/6/09 although the note is dated 11/6/07.

The note states that payments are to be sent to Abraham's address although Shakespeare & Associates address is listed as: 828 LOWELL ST.
LAKELAND FL 33805

Abraham or Cedric Lewis didn't sign this document. It is witnessed by Jodi McClanahan who continues to be linked to questionable documents.

I thought that name would be uncommon. I just found several of them clustered in Polk County.
