The most recent document has only one familiar name listed, as grantor.

Does the Reconveyance Date and Substitution of Trustee date from April 15th, mean that the loan was paid off, or does that mean that the loan is paid off and the seller wants a substitution of Trustee so that the house could be sold showing proof in the system that there are no liens on the house?

http://homeguides.sfgate.com/community-property-law-california-6860.html

"What Is the Community Property Law in California?"
Snipped for convenience, more at link above....

"A spouse cannot give or sell community property without the consent of the other spouse. The couple must jointly consent and participate in any leasing, sale or encumbrance of community real property. Unless a will otherwise specifies, community property automatically passes to the surviving spouse when one of the spouses dies."

If Susan is never found, would 7 years have to pass to declare Susan deceased and then her husband would get the community property? Or does her husband now own the house and is it in his name only?

What it looks like to me is that the loan was satisfied in April and the house was sold in August. I'm no expert in real estate and would love to have someone who knows more than I do weigh in here.

Wow! SOLD! That says VOLUMES if that is the case............

But I wonder if Susan knew that the house was going to be sold, if that is the case?
IMOO.

And now that Susan is Gone, then she gets Nothing of the sale, if indeed the house was sold??, or the house to be put on the market to sell.....

You're right, if that is the case about the April date. As for the August document, I don't think there's a question.

Yes, I can see why Susan's husband said that he would be the top of Everyone's List.
Just by the looks of things, things that have transpired before and after Susan's disappearance, doesn't make him look good...... IMOO.

My hope is that LE knows a lot more than we do.

I am wondering why the family is so silent, not updating the facebook page they created for her, nor posting on here, which the son used to do.
Maybe they lawyered up and the lawyers are not letting them speak.
But I betcha they read here, even if they don't post!

I hope LE does know more. Maybe they have bits and pieces and they are waiting for the big break, or they need to find Susan's body........

I couldn't have said it better myself...

If your mortgage lender has sent you a substitution of trustee, this is typically a signal the lender is at least considering, or has already initiated, foreclosure proceedings. The lender really has no reason for recording a substitution of trustee unless the lender is at least considering foreclosure. The substitute trustee identified in the substitution of trustee will have authority to begin the private sale foreclosure process, which in California typically takes about six months to carry out

I think Susan went missing in April!

I was going by my notes...

but then doubled check with the first article at the beginning of each thread...

she is reported as going missing while running errands on Wednesday, May 1, 2013....

but... Many of us have suspicions she may actually have gone missing before that... Which would put the date some time in April...

What we need is a verified attorney to tell us about the real estate transactions.

In this particular article about Substitution of Trustee.....

http://definitions.uslegal.com/s/substitution-of-trustee/

"A Substitution of Trustee form is often filed when a loan on real property is paid off or refinanced. It does not necessarily reflect the name of the current property owner."

So,apparently, there are several ways a Substitution of Trustee is used.

I think she had been missing for some time and only reported as missing because maybe her son or her sister were starting to get suspicious.

I would think LE would ask the grocery store when they saw her last most times if you shop there a lot (I know I go to the store almost every day for something) They would say yes she was here yesterday or might say hey ya know we have not seen her here in a while and she used to come in often.

We need someone to step up and say they saw her.....
