Come to think of it, the property may have been significantly undervalued in 2011 or it was a real bare bones bank evaluation that was used (as opposed to fair market value). For all we know, LV may have sold it for a lot more than we think. Highly unlikely she would have overvalued it when applying for administration of the estate (thus paying higher tax) and then sold it for less when it seems there was someone waiting in the wings to scoop it up.

Through checking the 1440 addy (which Streetview clearly shows is a private residence, but i'm not sure who lives there). Then continuing to google 1440 brings up broker RL whose addy is on Glenwood, directly across from LV.

It'll pay off at the cost of the land.

How so? By the time it's done, whomever will have laid out almost a mil for a 400+ sq metre residence?

ETA: For our friends south of the border, that approx a 4,000 sq ft house ... so I guess it could ultimately sell for $1 million if market conditions are right. Or, somebody with $$ really likes the neighbourhood and has no intention of selling.

Imo, the property was undervalued in 2011 - and sold for the $425K listed in the probate docs. That's what the public transaction shows.

Interesting money trail.

One is lucky to get 2 acres for $400K or so in that area.

A nice home on 45 acres will eventually sell at the market value.

The property is a bit narrow ... that must mean the back property line pretty much backs onto Powerline Rd.

Yes ... google ruler shows the property about 1000' wide x 1500' deep ... that's about 34+ acres, and takes it pretty much back to Powerline Rd.

One of the neighbours joined in this conversation, he did not disagree with the bulldozed down comment. He also stated to answer a question of who bought the home, he replied " one of the neighbours children down the road. Both dentists".

Thanks Flipflop, yes I did post. I didn't stop at A's driveway last year, just drove by slowly and saw siding and assumed it was a reno on her home, but it must have been the new home partially constructed.

The Powerline Rd. addy and AG's home seem similar in design, just an observation and imo. Another coincidence is that there is a cemetery across the street from this address.

I noticed that too rose. Mind you, if AG's property did in fact back onto Powerline Rd, it's quite a distance from the other property on Powerline. Just all curious at this point.

More random questions ... (wondering) ...

- did the farm market employ workers from other countries

- did anyone notice in the early pic's of AG's home if she had a motion light on her garage or elsewhere

- did AG have her cigarettes in her back pocket when PK found her (I realize she was on her back), but was it ever known if she had them, how many left in the package, did she buy cartons

- did AG have a well and septic system and if so, how often was septic system serviced

- did LE take any dishes from the sink and did AG have a dishwasher and had it been run

- did LE collect cigarette butts from property or can used to butt them out

- did AG purchase items from a store that looks like a home on highway 99, as it seems to be open all the time and at night ... the store is not far from the turn onto Lynden Road

- is Hamilton Spectator delivered on Indian Trail

Another imo ... I think the killer arrived at night and was either on foot or riding a bike or knew AG's property so well, turned out his/her headlights. Lots of visiting going on between xmas and new years and people up late, so I don't think killer took a chance on driving on to AG's property and risking their vehicle being seen. AG's home the last home before a small stretch of road, so someone wanting to turn around would point headlights right into the driveway and I don't think killer would risk this.

Because neighbour's dog was barking wildly in the wee hours of Dec. 29, I think killer arrived sometime after dark on Dec. 28.

Someone mentioned earlier that the garage code was needed to close the garage doors as well as open them. That's the way ours works as well. And.....it's an interesting point.

How did the killer leave? Did he leave by the front/back door of the house? If so, WHY was Audrey's body in the garage?

Was it delivered before dawn Canadian? I can remember the Toronto Star being thrown onto the verandah very early where I lived.

Was the paper put into your mailbox Canadian?

I wonder if A had a subscription for the HS and walked down her long driveway to the road every a.m. before sunrise without her dogs.

Just trying to think of every possible scenario that might include an unknown person to A, but more of just an acquaintance (through a service).

And further to roseofsharon's questions - what time did Audrey's mail arrive? If it was late in the day, perhaps she went out to get it early the next morning to retrieve it from the mailbox. In December, it would have been dark in the mornings.
