In my opinion, based on the population of Salida and the true demographic of its residents, Chaffee County residents are not the target market for the Morphew's $1.7 M dollar residence. Never have been.
Just the same, the house and its price tag are definitely unique to the area whereas this house/acreage and price in Eagle County (i.e., Vail) or Pitkin County (Aspen), is a bargain. Although Vail's population at about 5600 is very similar to Salida, the demographic is completely different.
I think the home will sell-- even without a kitchen, without much difficulty -- perhaps even to an Eagle or Pitkin County investor with some cash to park until more property opens in the County of choice. This investor probably isn't going to be worried about the rental return, cash flow, or a mortgage.

ETA: Years ago when I was a student in Colorado, I'll never forget reading that one out of 18 Colorado households was a millionaire. There's always been great wealth in Colorado.
