My summary:
The 911 operator walks Alex through doing CPR and we can hear swooshing sounds like maybe he is doing something.
He says the gun is in the bedroom.
No one else was in the house when he called 911.
It's Alex's gun, a .45 pistol.
At one point they ask if Alex is still doing chest compressions and he says "yes" but we couldn't hear any sounds like he was right before that was asked, then he starts doing something again/there are sounds again briefly like he is going through the motions the 911 operator told him to do.
Alex says the shooting happened 5 minutes before he called.
911 operator asks if CV was armed, Alex says "he came at me with a bat".
911 operator asks if he was drinking or doing drugs today, Alex says "I don't know but I've never seen him that enraged before".
911 operator asks where CV lives; Alex says Houston.
911 operator asks where Lori is and Alex says she is taking her son to school.
911 operator asks if CV is responding to CPR and Alex says he's not responding at all.
(Note: its quiet in background during 911 operators questions and we don't hear any chest compression sounds as Alex answers most of the questions.)
911 operator tells Alex to walk outside with his hands up and Alex does that.
We hear the officers clearing the house and the start of the questioning of Alex on the curb that we saw in the bodycam video before the 911 audio cuts off.

Good overview. Some of my thoughts/observations, especially concerning the bolded parts:
About 30 seconds into the call the operator asks AC "how long ago did this [the shooting] happen?" AC replies "a couple [2] minutes." Later he'll tell another operator that he shot him "about 5 minutes" before he called 911.
911 operator: "And are you
wanting to start CPR?" BBM
Alex: *long pause* "No, I don't know how to do that."
911 operator: *quickly* "I can walk you through it!"
Alex: "ok"
911 operator then gives detailed instructions to Alex on how to perform CPR, which would have required him to put his phone down, or have it awkwardly pressed to his ear by his shoulder, but there is no indication of this.
The background "swooshing" noises you described only ever happen when the female 911 operator is instructing AC on CPR and counting out the compressions, and goes silent when she's not talking. It is my opinion that the background noise is coming from her (is she actually performing CPR on a mannequin?) and/or her phone line, and not from Alex at all.
There is a point when AC breathes heavily and exhales twice as if he is exerting himself while the female operator is counting out repetitions, but to me it almost sounds as if Alex realizes she is exerting herself and therefore he needs to sound like he is too. In other words his exertion sounds faked. Moo.
Also throughout the call you can audibly hear Alex's voice changing as if he's moving about the house and entering/exiting different rooms. For example, when he's in the front room with the body there's a slight echo because the room is open, empty, and with a wood floor, whereas when he's in a bedroom his voice is more muted because of the clutter and carpeting breaking up any reverberation.
In the police body cam footage there is no blood on Alex' hands as he walks from the house. This after supposedly performing chest compressions on the guy he had just shot twice in the chest.
I don't buy that Alex performed CPR at all. He didn't sound in the least bit interested. He knew that CV was already dead, and had already waited at least 5 minutes (according to his own report) before calling 911. He was just going through the motions and pretending to do CPR over the phone so as to sound cooperative and like he was trying to be helpful and save his life. Moo.
