Does having a heinous crime happen on or near your property reduce the value of it?

Hopefully I can answer this I am a licensed Realtor in Michigan and Northern Indiana. When any type of property has a crime or death that has happened their it is considered Stigmatized Property. By law at least in Michigan and Indiana a Realtor does not have to disclose the information unless asked. Once asked they are required by law to Disclose that information if a prospective buyer asks. It is also the same for the Seller, The Seller is accountable to disclose Physical Conditions of a Property and they have a list of items they must disclose on "Sellers Disclosures" that are required in the Sales Contract. There is no question about Death and Crime since they do not affect the physical condition so they are not required to be disclosed unless asked.

With that said properties with Murder attached to it especially major cases are definitely harder to selland many go into foreclosure if the crime was committed by the owner. IMO If it known they sit on the market longer and usually sell for way under value. You would be surprised at some superstitions people have when buying their home I have heard a lot of different things.

At first I couldn't.for the first few weeks I couldn't, but Now, yesterday I saw the outline of a goatee... Looks possibly light in color.. .. Moo.. A shaded area I saw on face.. Around the mouth lips and chin.

And back the the dangerousness of the bridge: anything can be to dangerous both both kids and adults. And, in fact, L and A met their demise from BG, not from a fall off of the bridge itself.

I have seen several posts mentioning someone posting to Abby's mom's facebook page that she was out on the bridge that day and only saw another man and a couple. I can't find anything about either of those people coming forward? Has anyone seen where they did come forward and speak to LE?

LE needs to share more.

I understand the need to keep facts hidden from the public but I don't know why sharing some of their "trained/educated" thoughts or theories would be harmful.

*Do they believe he is local to the area? Do they think he is a transient? Do they think his friends and family are aware of his crimes and are "covering" for him?? Do they believe he has committed similar crimes?? Do they have any thoughts at all???

I am not a parent. But someone, a few pages back, questioned what type of parent would let their child even go on a bridge such as this.

So, I am just echoing what Bemused says, we need to focus on BG and not the height of the dilapidated bridge!

Agreed. I didn't mean to imply blame either. In fact, I meant to kind of stand up for parents who may not know what the heck their kids are up to. A&L's family shouldn't accept any blame that anyone might toss their way.
