I think her lawyer should stop shoveling the horse pucky around about... "lived as close to the cross as anyone can." The blatant irony is blinding as it's in direct contradiction with what she claims she believes. The bible is not lacking (is extremely generous, throughout) in the number of statements, warnings and promises given when it comes to the treatment of the poor by those who are better off. As far as I'm concerned her church is just one more corrupted tax duck and if she thinks she really believes in God and his kingdom then; her biggest trial won't take place here on earth.

It’s SAD! Preying on the poor to better yourself is one of the lowest of lows.
The Wagner’s are not the only ones in Pike County that sales they on land contract. Several names come to mind they were no different than the others when it comes to land.

This anonymous John Doe has apparently participated, in some way, but he/she is not indicted. Why does he/she avoid prosecution? Why would the indictement make any mention of it?

Is it possible that prosecution made a deal with this John Doe to lift all charges against him/her in exchange of a testimony in court?


Yes that is entirely possible, when you turn state evidences, your charges are reduced

If someone who is accused of a crime turns state's evidence, they agree to give evidence in a law court against another person such as a former accomplice, usually in exchange for a reduced sentence for themselves

The people who bought on land contact knew what they were doing. We can’t expect her to give property away. Very common in the area to have lots of move in and move outs.
When my brother/SIL lost their home because they accidently signed a balloon mortgage, then came due as a surprise 10 yrs later, I tried telling them this too "You signed it. Not just one of you but both of you." Two people failed in 1 out of the 3 most important parts of a mortgage (terms: interest rate, monthly payment, and life of loan.) Sign a contract, it's your due diligence responsibility.

Most land properties aren't up to code to pass mortgage inspection approval. Hence, the number of land contracts in country areas.

Yes, it's really awful how people signed those contracts and moved onto the land, improving it with homes, etc. When they missed a payment, they were evicted and all their improvements (mobile homes, outbuildings, etc.) had to remain with the property. Fred Wagner then jacked up the value of the property and "contracted" it out to a new buyer for tens of thousands $$ more. That's just wrong, but the Pike County prosecutor, court & judges allowed it.

I'm sure FW also had good relationships with all the sheriff's deputies who came out to evict her tenants. In retrospect, it's amazing she was even arrested in the Rhoden murders case. Perhaps they realized there was no way to avoid it.

I really think she is the one behind this.
S was the daughter she never had. I think that JW looks like AW. Has it been determined who S looks like? FW was up in age, possible that she too took a liking to S and AW saw that and wanted the will to come their way by way of S.

Just maybe. Who knows with this twisted family.

What you do is, highlight what you want to delete and backspace to make it appear gone. The just type "delete" or anything you like... and leave that as your new comment.
I think that's why we see members comment nothing more than "delete." Like you and me, they don't know how to delete a message either (and maybe there is no other way to do it?)

I can’t speak for her motives, but I know of people who sell on land contract to people whom they know will have a very difficult time making the payments. As soon as the buyer is late the seller takes the land back. Often the buyer has made many improvements to the place, which of course they lose but it benefits the seller who had taken the property back to sell again on land contract, then repossess again after the next buyer is late on a payment.

Often these land contract sellers prey on people whom they know will be unable to keep up the payments, so they will be assured of getting the property back to sell again and again.

Yes, of course, the “buyer” should know that they shouldn’t enter into a land contract if they might not be able to keep up on the payments. But sometimes they take the risk because the desire to have a home for their family is very real.

Many landowners have earned their fortunes by “selling” the same piece of property over and over again, capitalizing on the less fortunate.

I once worked on a charity event with someone who earned her living this way. She described how easy and profitable it was, and she found her “buyers” by placing ads in local newspapers and online, ads that appealed to people, usually families, who had a strong desire for a home of their own. She only “sold” to people who were the most likely to be unable to pay and miss a payment so she could get the property back and sell it again. She wouldn’t sell to anyone who was potentially able to finish out the contract because then she wouldn’t be able to take the property back.

Is it legal? Yes. Is it ethical? I say no, but that is my opinion.

Also, IMO, some people have to buy on a land contract because they can’t qualify for a mortgage loan from a bank, etc.

Meant as not seen anyone make improvements to building or land. It was many years ago beautiful land.
