We have some rental properties. We are really, really good landlords and nearly all our tenants have been lovely. We’ve sold 3 properties over the years and - every time - at least one tenant went full-on crazy and twice police were involved. (By law, new owner must honor the lease - not like anyone was getting kicked out.) We’ve learned to never, ever underestimate how crazy even the sweetest tenants can become. I’d accuse myself of exaggerating if I haven’t seen it myself.

Prior trouble. This article is from 2018.

Emily didn’t screen her tenants? Or, was she a good hearted soul wanting to help people, to give second chances?

Fredericksburg Man Assaults Cop In Triangle: Police

Some landlords run a credit check, and that’s it. Others do criminal & credit. Checks start around $30 per applicant and some small landlords just verify employment.

JH called Lu his closest friend for 13 years after he rented a room at her house for only three months. They maintained a strong relationship throughout the years, so much so that he would help check up on her tenants, he said. Hoffman said he has been in communication with police but chose not to elaborate on the possible motive.

"The last thing I want is for him to be set free," Hoffman said.

Hoffman said he met Sayrs when he first moved in early may when Lu held a welcome dinner. Sayrs was the only tenant at the time of her disappearance, he added.

"He was unsteady and very fidgety," Hoffman said. "He didn't eat hardly any food which is very strange and didn't say much of anything but he was always uppity, wants to go, wants to go, wants to go, so, I was uneasy with him."

[...]

Lu was last seen checking out groceries at the Aldi in Woodbridge the night of June 3. Her employer at Home Instead in Annandale alerted police when she did not show up to work. Hoffman claimed her employer called him first.

The former tenant charged in the slaying of his 72-year-old Lorton landlord was in a rent dispute with her shortly before the killing, according to search warrants filed in Fairfax County.

[...]

JB, Lu’s only daughter, said that her mother had mentioned issues with Sayrs but that they did not seem overly serious. She said police had discussed the alleged rent dispute with her and had not offered her another possible motive for her killing.

[...]

A detective wrote in the court documents that they found a knife with its blade broken off in a sink and a sign that Lu’s daily routine had been “suddenly disrupted”: Perishable food was left out in the kitchen area before she disappeared on June 3.

[...]

A day after Lu vanished, detectives interviewed Sayrs, who was Lu’s tenant at the time. Sayrs gave inaccurate statements about his whereabouts during and after the period when Lu went missing, according to the search warrant.
