Jack said he received a Snapchat from Tibbetts that he opened around 10 p.m. He said it was just a photo with a caption that he can't remember but "it looks like she is inside a house." a house, same language the agent used.

Tie that with the BF being non-specific about the background of the 10:00 snapchat pic. If it was real time and she was in their house wouldn't he recognize the background where she took the pic to send him - the kitchen, the living room couch, etc?

IIRC She was last seen jogging at around 5:30PM according to witnesses (unidentified). The mother reported speaking to her about dinner later in the evening (last contact).

First part - possible but why did the family make a point of the red shirt she would wear the next day was missing? Second - still a possibility.

She just visited there, the BF brother owned the house she would not have any rental privacy rights. The brother could consent. Her personal devices are another matter. ETA - a warrant would list specific places and items to search so LE would be looking for specific things.
