The lot they built on is part of the Monarch River Estates development, which has lots that are multiple acres in size. IIRC from when I first looked at it, there are "building envelopes" specified for each of the lots, likely with the intended purpose of keeping each home somewhat private from the others and at a specified distance from the river/creek. There might also be some kind of building restrictions (e.g. square footage ranges allowed, architectural type allowed - like timber homes, but not French Chateaus or something like that).Random question. I was surprised when the PP home was listed it had HOA fees (IIRC). How secluded was it really? Admittedly, I don't know anything about HOA fees and assumed they were part of developments. IMO
In a remote area where we have a vacation home, the HOA has a shared community well that the HOA maintains and there are restrictions about people having visitors come stay in RV's or trailers on the properties, as some people would tend to do in a recreational or resort area.
ETA: I am guessing that their HOA has some established covenants with intent to maintain property values and aesthetics. Maybe they have a community well. It may also be that some roads within the development are HOA-maintained (incl. resurfacing and snow plowing).
