Or simply someone interested in the property from an ad online and doing a drive by of the property to look at it from the outside before making a time to inspect it with an agent then upon driving by see the kids playing turn around and come back later (maybe that car that they heard do a UTurn)? I never really thought of this reason that a non local of the street could have been in the street that day for this reason. I cant remember when the house sold or was removed off the market, I think was a couple months after William disappeared?
house was already sold want it ?

Here is the 'sale' record for the property. I note the 1st record in this link is 15 January 2015. Would that be settlement day or the day the contract was signed? There does not appear to be an agent listing this. Does this mean the sale was private with no listed agent or advertising? The property description details the house was built in 2015...that is incorrect.

I followed a link on the above site to the below site and there is a recorded sale for October 2014 then March 2016 for exactly the same price as 2014 sale.

The two sites have different sale dates/months but on both sites all sales are at the same price. Is that weird?

Given the area, the house could have been and sold for the same price. However, onthehouse is known for not being accurate. I have bought and sold many houses over the years and the prices that are documented are not what I sold for.

No it is not weird. Onthehouse is renowned for not being accurate. I have bought and sold a number of houses in NSW and onthehouse has stated different sale prices from the sold prices. I think they get the prices from RE Agents.

One of the reasons fm and ff were there was to help with packing up of the house to my recollection

Those are the settlement dates. I was under the understanding the house change hands twice since WT went missing. I beleive the house was due to settle in OCT 2014 but i had a feeling that the house settled in January due to the investigation and all of the goings on in regards to William and it was delayed. I could be wrong, The second sale was by Kew First National Real Estate in March 2016 according to Domain Property Report for 48 Benaroon Drive, Kendall NSW 2439

Perhaps both children were targeted and call of nature took sibling out of harms way.

The perps definitely knew all plans of the family. FGM house had been recently for sale. Would someone inspecting the house acting as a prospective purchaser, to check out the property.

Were there photographs of the children and fcarers on display?

Was the property sale publicly advertised or a private sale with help of family members?

A long shot IMO. Most elderly people have grandchildren and photos displayed. I can’t help but feel that whoever abducted William knew William. I think that William was deliberately targeted. I am still at a loss as to why the FFC has changed her story so many times. While I accept that she has been cleared as a suspect, I find it very hard to believe that William was only left for a few minutes and then he was abducted. FFC made tea, fgm took Williams sister to the toilet, they had a chat, drank tea.........while FFC May feel it was only 5 minutes that William was alone I suspect it was much longer.

I've never thought of that either, a good reason for a non-local to be there. Nice one mussopossum. Also, it might not have been the FGM house that they'd come to see, it could have been another house for sale on the street? This has probably already been discussed in previous threads?

Yes. It has been discussed a lot. IIRC there were three places for sale on the street at the time.
One was the wooded lot directly across the road from FGMs house.

We speculated, at the time, that the 'well dressed man' who had stopped and asked for directions to Batar Creek Rd could have been someone looking at properties. He was later discounted by the police (from having anything to do with William).
Another time, we wondered if the two cars parked across the road from FGM's could have been property agents ... or someone to do with the sale of properties on the street - like gardeners, cleaners, painters.

That's all I really recall of our old convos about it, at this moment.

Changed her story ? In a moment of hysterical fear she may have lost a few details . Totally understandable.

So what are you suggesting?

Not to mention MSM getting the story from first this person, and then that person, and then that person. I doubt that anyone got their story right from FM because the FF were remaining private.

I doubt MSM got their different stories from the official police statements either. Police are not in the habit of releasing that kind of info.

Thankyou. I see a note 'private treaty'. Anyone know what that means please?

I tend to agree with your thoughts and concerns regarding changes in FFC's explanations.

If the perp acted as a prospective house purchaser then FGM having photos on open display would be valuable to the perp. However I do wonder given the children's foster status whether she would have photos displayed.

Would private treaty indicate FGM personally showed prospective buyers around property. If so she may have been innocently vunerable to a perps remarks or questions about children in photos.

Both sites have the same $ value of sale for most dates. That is what I find weird. Very unusual for house sale price not to increase or decrease over a couple of years.

But 4i is the house of extreme interest to a perp. Lots of houses have sold in that area.

private treaty
noun
  1. the agreement for the sale of a property at a price negotiated directly between the vendor and purchaser or their agents.
Ie: They like the house, put in an offer and it is accepted. Wasn't an auction or a barter.

I don't think those sites are privy to the actual sale prices most of the time. I think they go on an average after whatever the price advertised was.

May have also sold for the same value, the new owner may have been sick to death of "drive by gawkers" and thought "we want outta here!"

It would do my head in, every wannabe Psychic, Detective nad Sleuther, slowing/stopping, taking pics, taking measurements. Arghh. No thanks!

Do we know the person responsible for forming Strike Force Rosann on 16 September 2014? What local area command was the base for Rosann....Port Macquarie?
yes

private treaty
noun
  1. the agreement for the sale of a property at a price negotiated directly between the vendor and purchaser or their agents.
A private treaty sale occurs when a seller or agent lists a property for sale at a set price. ... It is essential to set a price in line with fair market value and your own expectations. This is because potential buyers do not usually put in offers higher than the set asking price
