Thanks for the amazing calculations. Lotsa work on your part, @al66pine! ... the sale of the house... at least he'll get out of a whoppin' mortgage payment/debt, and away from the possible scene of the crime...
@borndem sbm re my post 415. Aw, gee shucks; you are too kind. Calculating that was not a brain strain but trying to lay the $ out in a format, so ppl could follow the math (if they wanted to) was a bit tedious. Wish I could have used a spreadsheet.

Ppl posted - public records re PP house showed no liens or mortgage, at least not recorded in Chaffee County, the appropriate county for recording it. Which means
if accurate BM had no "whoopin' mortgage payment" on that prop. Conceivably a loan secured by PP prop. from a fam member might not be recorded. So, likely no payment at all, but a man in BM's position may owe big $$$ for other debt (ex: legal or illegal gambling), as others have said. We don't know as a fact one way or the other, imo.

My main point was responding to a post saying the sale would result in a nice profit. Yes and no, imo.
Buy home $ 1,575,000; sell $ 1,759,000, difference = $ 184,000 = 11.6 % for two yrs, or 5.8 % per yr.
Yep, not gonna sneeze at it, if it's a $ 184,000 cap. gain/profit. Would not be bad at all.
But per post 415 calculations, ^ is not the seller's actual capital gain/profit.

Seller's actual capital gain is more likely in range of $ 30,175 to
$ 74,801.
If $ 30,175 gain, then = 1.9 % for two yrs or .9 % per yr, which is less than 1 % yr!!!
If $ 74,801 gain, then = 4.6 % for two yrs, or 2.3 % per yr! Not sneezing at it.

If it sells at initial full asking price, viewed strictly as an investment, the house is okay, not spectacular imo.
Anybody is welcome to check my math, which may be a bit shaky.

And @borndem as you say, selling the PP home gets BM away from scene of
(potential) crime. jm2cts.

Oh I beg to differ.

Law enforcement rarely names POI’s or suspects anymore. That’s why you have to look at their actions.

They don’t search your house twice, excavate your worksite, tell family members your truck data doesn’t align, or that you refused a polygraph, unless they are looking right at you.

Most importantly, Barry literally said “the Sheriff’s Department screwed this whole thing up from the beginning and now they are trying to blame it on me.”

There’s a reason he’s combative, and why he feels like he’s being targeted.

That’s because he is.

And you have not heard them say he is a suspect or POI.

Gains are gains. Especially if the initial investment was an inheritance to a spouse who is now deceased so you get total control of initial investment plus gains. Disclaimer: Not a SME (lawyer, accountant, etc).

Law enforcement rarely names POI’s or suspects anymore. That’s why you have to look at their actions.

They don’t search your house twice, excavate your worksite, tell family members your truck data doesn’t align, or that you refused a polygraph, unless they are looking right at you.

Most importantly, Barry literally said “the Sheriff’s Department screwed this whole thing up from the beginning and now they are trying to blame it on me.”

There’s a reason he’s combative, and why he feels like he’s being targeted.

That’s because he is.

Thanks for your input. I understand the searches. I don't necessarily believe secondhand information, no matter how many times it is repeated.

As far as I know, the same law enforcement never named Letecia Stauch or Patrick Frazee as suspects or persons of interest during their respective investigations.

Naming an individual as a suspect seems to be an antiquated notion.

I'm curious, can you share why you're so certain BM is not involved in SM's disappearance?
I'd love to learn she's still alive somewhere and he literally had zero to do with it.

They've owned the house for 2 years, maybe 2.5 now. Outside the alleged crime itself, which is suspected of occurring inside the house, but which was not apparent outside a bleach smell, what could have sustained much damage? It could be the little things and Barry just doesn't want to have to deal with any of it. An electrical outlet that needs fixing, security system not updated or working (but of course), not necessarily a wall bashed in as some might be thinking.

I’m not sure we can even be sure of bleach scent. IIRC, this was initiated by AM. He first stated LE told him, then walked it back to someone told him LE.

I’m trying to keep the actual evidence straight. We’ve treated this as evidence, but until the middle person in this communication comes forward, this is hearsay. AM may have the gift of gab, but until we have corroboration, I can’t use it as evidence.

ITA, and Until all the recent search and interviews, I didn’t fully understand where a lot of the secondhand info originated...interesting and worth questioning.

We are just sleuthers here - we don’t need evidence IMO - we take in what we know from our sources and formulate opinions and discuss those here
I believe there was a smell of bleach / chlorine at the home and hotel and you don’t have that Unless you are covering something up

Barry himself corroborated the bleach/chlorine smell back at the HIE on Saturday night. So why couldn’t there have been bleach/chlorine back at his home also?

To me that says that he does not have the cash to make repairs to it that the buyer would request.

But why would he have no cash? He just sold that IN property and should have walked away with $1M in proceeds (less capital gains taxes when he files for 2020).

And I’d imagine insurance would cover repairing any damages made by LE during their two search warrants, right?

It also serves notice that he isn’t going to let a potential buyer try to negotiate unreasonably due to any stigma about the possibility of a murder occurring in the house, doublespeak for “take it or leave it”

He may have already have had offers on house, people with low offers, trying to take advantage of this factor.

This may just be a reaction to that, serving notice, and funneling legitimate offers thru realtors. Higher price may be indication he neither needs or wants to sell house.

His worker said that when he arrived to the hotel room that there was a stench of bleach and so did his other worker once she arrived.
I'm having a major deja vu, lol. Haven't we covered this already?

It is all in the earlier threads. I'm not sure about how much he sold the business for. I thought a verified insider offered that information but I could be wrong.

BM sold his business for around a million plus income to an Indy-area landscaper. JMO & Speculation Only Maybe that income is no longer coming in...
