There are a lot of research papers and foundation engineering textbooks that discuss pile driving and pile foundation design. Generally, pile driving is monitored with seismographs, and there are methods of verifying how deep the pile went. In most situations, pile driving is monitored for damage to surrounding structures. However, at Champlain Towers South, the pile driving for the new building was in another municipality, Miami Beach. IMO this caused an inspection, permitting and code enforcement problem, because there was no coordination between Miami Beach and Surfside.

Oh, so was Champlain Towers close to a municipal border, such that CT was in Surfside, and the new building was in Miami Beach?

If so, that brings up even more important issues IMO.

Yes, CT was right next to the border. The border between the two municipalities was right there. The developer of the new building somehow got Miami Beach to allow them to reduce the size of the street that divided Champlain Towers South from the lot of the new building. The street was reduced to a footpath from what I understand. The street was in Miami Beach. The new building was allowed to encroach into what had been the street. So the pile driving was very, very close. Perhaps the developer purchased the land from the city - there are some articles upthread about it.

I noticed a large area on the first floor, directly above the parking entrance, filmed with partial collapse and water flowing from the ceiling of the garage. (between letters L-M on the diagram) It is labeled Emergency Generator Room. Isn't it close, literally catty corner (across the hall) from Mrs. Nir's apt? (Mrs. Nir, you are one brave lady.) Did the "emergency generator activate" that night before the collapse? Who would know... 24 hour physical or remote maintenance monitoring? What kind of noise does it make if activated?

Where does it fit in this series of cataclysmic events? If it didn't go on, why not? If it did go on, when? Videos, eye witness narratives, snapshots, cell phone data, even utility meter activity should provide an accurate timeline.

What an eye you have! You were right on, one floor off. looking at plans below... directly above the ramp it appears wall vs. window.

That's what I am trying to figure out as well. I know that Harry (Chaim) Rosenberg recently lost his wife to cancer last year or earlier this year I believe. But he just recently moved to Florida to start over. It's also confusing because people have been reported missing using their Jewish/Chabad names as well as their Americanized names. But all reports that I read Malky Weisz goes by that name Malky.

ETA: The Miami Herald database I look at as well still has her listed as missing. With Lisa Rosenberg listed as well for recovered.

Perhaps that is what that potential check was for? I'm wracking my brain to try to remember what the name of those little things that the construction workers put on some of the homes in our hood when they were pile driving for a 2 stories x 100" sound retention wall.

The draft offer that was given to the condo association was (officially) "seeking to prevent them from opposing the project".


The agreement, which asked Champlain Towers homeowners to "reasonably support" the Eighty Seven Park project, was left unsigned after the association lawyers highlighted flaws in the proposal

I don’t know anyone in my age bracket that would think ahead to put their home in a trust upon purchase. Interesting.

I'm 51, I've had a trust for 10 years. If you have some assets and employ a CFP it's an early conversation with them: get a trust.

says one more victim has been recovered from the rubble. 95 deaths confirmed 85 victims identified 14 people potentially unaccounted for (number has gone down as detectives have audited list)

INDICOLITE22 You are nailing it!! I see it now... the Emer Generator Room is above the drive way entrance (the area with the two large black louvres) that caved in. Did the same noise Ms. Nir heard also awaken the tenant above the Emer Generator Room? When I first saw the collapse, I assumed it was a sudden event. Not so. BTW, on the photo you just posted. Did you see the huge amounts of damage on the underside of the second deck above the garage entrance?
