TX Suzanne Clark Simpson missing in San Antonio, last seen by friends at dinner - 6 October 2024 *Arrest* #2

On the Bexar deed records it shows in 2022 a Release of Deed of Trust to BS and Suzanne from the bank for the house, and that's usually when the loan is satisfied or paid off, right?
Not sure how Texas works but in Iowa it can not be sold with out Suzanne signature. (Dower rights) She would need to be declared legal dead and then her estate could sign it. To pertect it from foreclosure and it would be smart to rent it to at least pay the insurance & taxes. It's messy. Hoping the kids end up with the equity because Brad's never going to see the light of day again.

You're correct, it's that way here as well. It's a process with probate and death certificates and such...

Good point. Maybe just cleaning it out to rent it… could you imagine renting that house though? What if BS we’re actually acquitted (vomit emoji)? I would be absolutely horrified to be living in his house.

Re the house-
It’s a great house in a very highly desired area.
There won’t be any problem selling it or leasing it in the interim if need be.
She wasn’t killed in the house.
Even if she was it would sell and wouldn’t be an issue because of the location.
In great areas like this a murder or known suicide inside the house
means the market value might be slightly less than 100% but isn’t going to stop
someone from buying it fast at the right price.
He’s never getting out of prison even if they don’t ever find her body so no need to worry about that if you can afford to lease or buy the house.

UTV and ATV very common in this neck of the hill country. Does not appear to be a lot of hunting on the Cotter property based on satellite imagery. No permanent stands or feed station/pens that I could see but very probable they have access to one for ranch work purposes.
In a hurry and under duress it would seem to me BS would go to a known spot for initial and final drop place not running around Bandera County looking for random easily accessible hiding place.
The affidavit states the only property in Bandera County searched is the Highland address. LE has not disclosed publicly but it seems there is enough reasonable suspicion based on texts between BS and Cotter to issue a search warrant for the Cooter property. Maybe they have and not disclosed.
Fathers often take their sons and daughters along on fishing and hunting excursions. Like to show them their favorite outdoor spots they have explored in the past. I know Brad’s children love him, but they have obviously been helping LE throughout this ordeal. I think LE would be smart to turn to the children’s recollections about places in the Bandera area that Brad is fond of. It truly is a “needle in a haystack” search otherwise. Of course other family and friends that are familiar with Brad can provide excellent insight as well. LE needs boots on the ground in those known areas IMO. I realize that most of this area is privately owned and permission must be obtained from the property owners. This can cause delays, but most citizens quickly cooperate in a case like this.

I’m going to reserve my accolades for the family. I cannot believe they didn’t know this was going on. Selling the house pronto seems hasty and reckless for a wealthy crowd particularly . Something is very off here.
 
I have another question for the group here. How can the brother and sister of Brad Simpson already be hiring a junk hauling clean up company to go into the house and clean it out who gave them legal authority to do this? Legal authority? Some excuse was given that they needed to sell it. Who is they? And what about Brad? Doesn’t he own the house Susanne and he owned it together how can they make any legal decisions yet? It seems like this situation would freeze anything going on with banks or mortgages or whatever. I’m concerned about the children and who legally has custody of them. Is there a war brewing between the Clarks and the Simpsons that is not being talked about? There’s something really off about this business.

yeah I'm concerned about that too - you would think in a murder investigation where the victim hasn't been found yet that any properties owned by the suspect would be off-limits until the trial is over or the victim is found but that's just my opinion ... Idk actually know what the law states

IANAL and I don’t know the rules around being charged in her disappearance, but if he had power of attorney that might made a difference

Also since someone has been charged in her murder, that might make having her declared dead vs missing easier … moo

The kids need their stuff. That part is so sad. I sure refrigerators and freezers with food. Brad is smart and knows he not going back there. This whole deal is so sad. Beautiful family.

There were new loans at the same time, so they released the prior loans and filed new home equity deeds of trust. They still owe quite a bit. Try to sort your search results by date filed and you'll see the new mortgages (deeds of trust) filed shortly before the releases. Those have not been released.

I sure would not want to live there. Demolition might be better.

While her body hasn't been found, Brad Simpson's attorney is working to potentially have him released from jail.

He maintains his client is being illegally confined and restrained of his liberty.

Former Bexar County District Attorney Nico LaHood told KSAT that the motion is not normal in all cases.

“Usually, the state just rushes an indictment when a motion for examining trial is filed. But it can be a good defense strategy in this kind of case or when the investigation is still ongoing,” LaHood said.
