Is it possible the Simpsons could have attained financing with a new mortage from a different bank, say recently? I am curious if a new loan had been secured with a mortage protection insurance MPI. Ex: if property had been placed in Suzanne Simpson’s name only with MPI
No..or at least more than likely no. You can look up all county records on TexasFile.com and they are at least updated every month. House is paid off from the looks of it back in 2022

I was just thinking that, if the Medina trip wasn't for purpose of disposing or hiding the body, then 13 mins is enough to really only buy stuff really quick. So, if he goes back to his ranch or Cotters, then that gives him about 2 hrs to dispose of the body before he is seen on camera returning back towards Boerne. Medina is super small and, when you zoom in on Google, there’s really only a T-mobile and a Family Dollar and someone (sorry I don’t remember which username it was!) commented that the Dollar store/Family Dollar does sell burner phones…

Overall, my theory goes like this:

He strangled her or used blunt force to kill her at around 10:30pm ish. Then, I think he carried her body through the woods a shortish distance either north up contour drive or east on park Dr. (I’m leaning towards park Dr.) and hid her body there while he walked back home to grab the tarp, some trash bags, his truck, and maybe her phone. Then, he left the house to go wrap her up in the tarp and put her inside the truck using the side passenger door (so not to draw attention to himself because the police patrol often around here)…
Then, I think he uses her phone to google what to do and come up with a plan or else takes his computer to connect to wifi from a parking lot (like Starbucks) to figure out what to do and perhaps messages Cotter to meet him the next day at the BS ranch (or Cotters bandera ranch), but also tells him not to communicate with him until then because he’ll get some burner phones).

So, then he realizes that he needs to get rid of her phone and that he is going to tell the police that she left it at HEB. So, he goes there at 12:33am to toss it into the dumpster so that it pings there in order to validate his story.

Then, I think he returns home, puts the trash cans out on the street so that he can hide her body in there temporarily until the morning (there is a side fencing area that holds the trash cans).

Then he puts her shoes, purse, etc. in a trash bag. Puts his clothes in a trash bag amongst regular trash in case he had to show what was in his bags before dumping at waste site.

At 7:53 he drops his daughter to school (it’s 13 mins away) where 2 trash bags are seen. Then he returns home and puts her body in the back of the truck (probably won’t fit inside anyway anymore due to rigor mortis), along with a large trash can, another trash bag and heads to Boerne.

He grabs some Whataburger and then heads to Home Depot to grab his orange bucket, cement, bug spray, more trash bags, Clorox. Then asks a stranger where the nearest dump site is so that he doesn’t have to use his own phone.

He goes to the waste site and gets rid of the trash bags. Then heads to Medina to get the burner phones and then heads to either his ranch or Cotters ranch… I’ll finish my theory tomorrow (getting sleepy).

In that case, the Deed would be transferred to the new bank and recorded, and thus added to the land records as them the Grantor and new bank as the Grantee. But the last record (most recent record) is the Deed transfer from Atascosa Bank (their mortgage holder) to them with the payoff of the mortgage. Unless someone personally financed it and paid off their bank and just didn't require any legal paperwork...Regardless, all of that is recorded in the land records. The Deed follows the property, not the person. Hope that makes sense.

Confirmed that both TMobile and Family Dollar sell prepaid phones without ID necessary. Re: number of phones in the burn pit... hunters/ ranchers use satellite phones that can be used outside of range of cell towers as well.

I have been so curious as to where he went in Medina, it's been making me nuts because there is nothing there...no stop lights even...just a couple cafes and a Family Dollar and a filling station...but that makes so much more sense now!

New discovery...just found she has a lake house not near Bandera/Medina area though...that may be why she made that lake reference. They spent time there and I'm sure DV occurred regularly there so he made threats like that because it was right there...

Regarding Medina, please keep in mind that exact wording the murder affidavit was that "the Defendant's vehicle remained in the Medina, Bandera County, Texas area for approximately 13 minutes prior to heading eastbound back into Kendall County, Texas."

Regarding your specific comment, I've determined he likely would have reached Medina, Texas, at about 1:07 pm on Monday, 10/7. By my calculation, he would have already completed the disposal by this time, so he's just, at this point, getting rid of additional evidence (empty concrete bag, 5-gallon bucket, 1 water jug, and possibly the empty blue tarp). My guess is that he did that in one of the Apache Disposal dumpsters, like the big red one near 13,000 Broadway St (TX-16) in the center of that small town, or in a smaller dumpster around town, on a side street, for example.

The final doc is the release of Lien from the bank. When sorted by date. I have been in the home business for years and have read many many of these...
The deed of trust recorded under doc #20220228564 has not been released. They did release liens from mortgages from 2014, 2018 and one also done in September of 2022. I guess the 2022 deed of trust and release was a mistake they were correcting and now the final unreleased deed of trust stands. It's not unusual for the releases to be recorded after the new loan docs, because most lenders won't sign the release until they've received the payoff funds from the new loan.

I just relate so much to the life and lifestyle and social world she was living I guess...and I know, same as far as sharing too much. I have a lot I want to say but don't want to completely invade their privacy...yah I was thinking about that dumpster too, not for her remains but the other evidence but knowing how people are from growing up there, I hope locals saw him and have said something to authorities...13 minutes isn't long enough to do much, and especially in Medina.

This information came from his truck GPS data and I know my truck will indicate that I’m in the next small rural city way before I hit the city limits. Secondly, BS would have passed three Dollar Generals on the way to either his place or Cotter’s. One in Pipe Creek, another one Polly Peak Rd and 16 and the a third on 173 headed towards Cotter’s place(I would not go to this one though, across the street from Sheriff Office). There is even a fourth one if he turned left on Main Street(we laugh about having 4 Dollar Generals all within 10 min of Bandera) so going to Medina for a Dollar General makes little sense to me.
BS also passed the public Bandera County dump site in Pipe Creek on his way into Bandera, just minutes off of HWY 16.

The doc #20220230570 dated 9/20/22 is a release and notes Grantor as the bank, and the Simpsons as the Grantee. It was instrumented and recorded after the doc you're referring to...not that any of this is even relevant really at this point, I'm just trying to understand your thinking how you are gathering the deed still stands if the release is recorded after? Not being snarky, legitimately asking.

That's what I was thinking! Bandera is closer than Medina from the house if he was going for a store to buy phones...

No I don't think its in any water and there's never been evidence he was anywhere near that lake house. I was just saying it could have been one of those drunken nights at the lake house he was being the piece of trash that he is and told her "I could throw you in the lake and no-one would find you...".

Oh! Another thought though- he may have tried to go to the dump in Medina off 337 and found it was closed? I think it's only open certain days...so maybe that was why the short visit to Medina?

Another thought a lot of private properties have dumpsters at their main house or service gates. I have one thru Republic that’s gets emptied twice a month. Cotter dumpster or neighbor/friend that BS knew that home was seasonal use only? Nobody home.
