All she had to do was declare bankruptcy. This would have given her accountability, but also allowed her to move on. She would have been miserable for a while, but in 2 years or so, she’d have been able to get a new credit card. She was living on cash in CR, so living on cash doesn’t seem to have been an impediment.

How is she buying a house with 1% of the price if she has collections cases?

How was she traveling all those years to expensive destinations?
 
The case was filed in Los Angeles County, so I am thinking whatever this pertains to occurred while she was living in Cali, which, IIRC would have been at least back in 2017. (about the time of the Botox stiff, pun intended). The suit may more likely be that she was in default on the credit card she left at the desk, which apparently was maxed out. Maybe when she left it, she left it completely. JMO
Yes, I think you are correct about it being in reference to a cc. Although the Botox thing was from 2018 in Texas, she could have used a credit card from this bank in California where she previously lived.

Texas arrest warrant in here…

GOOD FIND. Any possibility of finding out if this was say, $3,000 or $40,000? Just curious about the amount & throwing numbers out there.

Maybe becoming a landlord, rather than enhancing her financial worthiness may have increased her debt and resulted in defaulting on a credit card.

I see her being called a realtor in MSM but she never sold anything, right?

How else did she earn money? Was the $4,000 she put down on one home she bought her money or somebody else's? I ask because that should be another red flag in the lending process.

Hmmm....looking like a house of cards. And then she commits murder.

Maybe CS actually said something like, “I gave her money for a $450k investment.” That would be the house. The $4k downpayment would be what he actually gave her.

I hope the cops looked at CS’s accounts to determine if there actually ever was $450k? They’d need a warrant, or maybe he volunteered the evidence.

Her ability to purchase two homes in Austin's uber hot market for very little down & with credit worthiness problems has an answer.

Who is/are the lender(s) on each?

In a market where people often pay for a house with CASH or for thousands above market rate because of competition, how did this murderer & thief pull this off?

The properties are under her name in the county records but everything else is a ???

Didn’t KA work for a financial services company at some point? And how is she getting a real estate license if she has pending civil suits on financial charges?

There are so many questions on this thread along the lines of "why would a clever criminal like KA make this choice?". Maybe the evidence is pointing to her not being a clever criminal at all and she's just a confused person with no moral compass, who maybe succeeded at some things due to her looks and lucky breaks, but continued to make bad decisions without thinking of the consequences. From the Botox incident, to the shooting, to dumb things she did on the run in CR, it all fits that pattern.

I've got a good life long friend in this category, but with a decent moral compass. They've never, to my knowledge, killed anyone, but they just can't help making bad decisions and their extroverted and entrepreneurial tendencies have led to some epic stories and occasional legal troubles.
 
FWIW KA claims to be a "partner" in The Studio in Bali. Try researching it and or consider for a moment..... Every single yoga joint in Bali will have the word "studio" in the name. So, "The Studio" is not researchable, natch. I would guess it doesn't exist, but how convenient to have a business ownership on your resume, especially one that has lasted longer than any other job you've had.

Is there any sign KA even went to Bali after her training class there? How could you possibly be a "partner" in a yoga business and never go onsite? Especially, if you hold yourself out as a professional.

Given her history—i.e. the non-payment issues—why could she buy ANY property? That being said, if the first one was paid in cash, and then that home was used as collateral for the other two?

"The Studio" business may have since closed down. My experience abroad in many developing countries is that small businesses come and go - close down, or are sold and renamed, or are merged with others. I was a partner in an ESL (English as a Second Language) business in Beijing years ago, and still list it on my curriculum vitae, having taught their for one year in person and then continued online when I returned back to the U.S. Nothing wrong with that - it both closes the gap on my CV for the time I lived abroad, and also gives credit for the work.

The business no longer exists and has morphed into other similar businesses/institutes that I am not involved in. But it was a bona fide business during the time I worked there. They are not "fly by night" businesses either, just lots of these small businesses pop-up and then close down, businesses that address demand like yoga in Bali and teaching for the TOEFL in the PRC. I am sure there are others. Very entrepreneurial communities.

So I don't think that we can say with any certainty that KA is a fraud in relation to The Studio on her LinkedIn web page. I suspect many people embellish their LinkedIn information and their resumes, but that is different than reporting fraudulent information.

There are drama seekers and there are drama creators. Some people live their whole lives in those camps because it's "exciting". Many of us prefer "boring" for its stability. We value peace and predictability and want that for a platform from which to spring exciting things...

On her own, KA had at least one maxed credit card, no livable residence (outside of the home of her intertia-driven [see what I did there?] bf), apparently no access to a cashpile (didn't settle her Botox walk-off) and had to sell her vehicle to get some money fast.

I think we're starting to see her for what she's always been. A salesperson, and not the good kind. A poser.

She is attractive and probably talks a convincing game. As a real estate agent, she may have wooed CS into forking over some capital to invest in real estate, as rentals or flips or long-term holdings. Someone upthread pointed out that CS's $450,000 isn't likely cash but value in properties he feels he fronted.

That tattoo parlor where she met her dinner and weed buddy, where she was waiting on friends? Really? She suddenly had some after being described as mostly a loner? Did they ever emerge? Or did "Ari" say she'd just text them (ahem) to carry on without her, her biffs (best imaginary friends forever), launching into her next metamorphosis? Bet she's done a lot of shape shifting over her lifetime.

You know what's most threatening to someone like that? The real deal.

So she gunned her down.

Just like CS must have trusted KA to have a gun and sleep with both eyes closed, he may have believed every word of her resume, let her handle the closings, had convincing arguments about sharing the profits without risking the loss. Yada yada.

He may have thought he had joint partnership in their trailer enterprise, joint partnership in their real estate holdings, etc, etc.

Unless he's got something in writing, he doesn't even have the curly red tresses she cut off.
