The Turpins moved to Rio Vista after their home in Fort Worth was foreclosed on, records show. The home in Rio Vista sits on land that has mineral rights, so the family was receiving "nice royalties" off of the gas well on the property while they lived there for more than 10 years, Baldwin said.

The landowner receives two forms of compensation for leasing his minerals. The first is called a ‘Bonus’ which is a signing bonus that is paid on a per acre basis. Typically $200-$500 per acre. The bonus will be paid once at the time of the signing of the lease, and it may be the only money the landowner will get.

The second is the oil and gas royalty which is the percent of the money generated by the oil and gas from his property. Traditionally 12.5%, but more recently around 18% – 25%. The percentage varies upon how well the landowner negotiated and how expensive the oil company expects the extraction of oil and gas to be.

In the event oil and gas were found and the wells produce, then the royalties kick in. So if the oil well produce 100 barrels a day, and the price of oil is $80 per barrel that month, then the cash flow is 100x$80 = $8,000/day The royalty owner, who agreed to 15% royalty, would receive $8,000 x 0.15 = $1,200/day. Over a month, that brings in $36,000 per month to the mineral owner, who in this case, is the landowner.

I'm not sure if there is any way to find out how much they were receiving in royalties but between his government contractor job and the mineral rights, they should have been rolling in money. I wonder where it all went?!

Just a quick interjection here.. I am guessing that the well on their property was a gas well, and not an oil well (just a guess); the difference in $ is great. (I am a 1/6 royalty, 16% roughly..)(in Michigan)

Also, if the property and home was foreclosed on, I'm wondering how the Turpins would have retained mineral rights? (They could have deeded the minerals out before foreclosure..perhaps in to the name of one of the older offspring.)

Third (and this might not be relevant), I think Quicksilver filed bankruptcy? Their buyers must have picked up the leases in the area.

After participating in a lease of my property since early 2000's, I can say that here, in Michigan, my monthly royalty has gone down every year. On a ninety acre parcel, the royalty pays for a nice dinner out now. Of course, everything is bigger in Texas, right?

All just my opinion. (My SO has worked in gas and oil for thirty years..)

I agree. What I can’t understand though is DT’s brother (and his wife), are both highly educated individuals and both educator’s at a large Bible College.
He has his doctorate and holds the position of president at that college.

They spent time with the Turpin family at Disneyland and still they didn’t notice anything was wrong with the Turpin children?

I agree, keep that to yourself, it has zip to do with the case. If they'd been model parents, but down with that, we'd never known. There's enough folks having illicit affairs, seeking prostitutes, or quickies in public bathrooms, withOUT, the spouse's or s/o's, knowledge. What goes on between consenting adults is none of my business.

I agree...unless you're leaving a bunch kids at home without food while you do your consenting-adult thing, which is what might have happened. IF this even happened....the sex story could be just a story LT told her sister as proof of their "sophisticated" life.

I find this so hard to believe.
If they were wanting to become TV stars, they know they would have to keep a clean house and their kids in pristine condition. The abuse was purposeful, not accidentally.

The brother has zero credibility - with me - since he wants to break the kids up "Mr Lambert has said he will never speak to his sister again but hopes to adopt the three youngest children and help care for them as they are his &#8220;flesh and blood&#8221;." That would be cruel to those kids. <modsnip>
 
One of the neighbors interviewed said it was 8:30am in the morning when she saw police across the street. So, I think the 17-year-old escaped the house sometime between 7:00am and 7:30am.

Wow... I bet the siblings at home who knew she left were worried. I'm guessing the parents were clueless until LE knocked on the door??

I am very curious about that morning's events (and remain so proud of 17yo!).

It might have taken some time to gather and discuss what they were dealing with, summoning back-up and working out a strategy to get into the house. There is no way they could have known from that first 911 call the scope of what they were dealing with. The first call could have been a prank or some minor domestic dispute blown out of proportion, and once that was ruled out, the first responding officers needed a lot of backup and guidance. IMO that could take two hours between the phone call and going into the house.

I know I keep looking at the pictures myself to see what details I can look up.

If you look at the picture of 160 Muir Woods on the Street View in Google Maps, the date is Sept 2016. You can see what looks like a Mustang convertible in the driveway along with the van. This looks like the Mustang I was reading that Turpin was trying to keep after the bankruptcy filing. The cars parked in the driveway the day of the raid was the van and 3 cars.

Also, I noticed in the raid, there were white smudge marks on either side of the entrance. This goes back to Sept 2016 at the Street View. Maybe the children rubbed the stucco on the entrance every time they entered to try to signal to the outside world that something was wrong. Or maybe this is how the children tried to get the dirt off their hands (by rubbing the stucco) since the monster parents did not allow them to bathe. I doubt the developer would have turned over the house in that condition.

This house was the one time Sales Office for the KB Homes development and was the "Residence One" model home for the development. You can tell that because from the Satellite View, which was taken far earlier than the Street View, the parking lot for the model home used to be where the house next door is currently located. At some point they bought the model and the Sales Personnel moved out. The parking lot next door was torn up and the 2 story house next door was constructed.

Also one of the houses across the street just a few houses down (in the identical floor plan) looks to be a State licensed residential care facility for the elderly called Monument Park Manor according to the satellite view. These houses are licensed by the State of California and have regular surprise inspections by the State that I think is part of the Community Care Licensing Division (I think but I am not positive). If the Turpins were trying to hide and they realized a State licensed house was a stone's throw across the street, this too may have spooked them and this is why they planned to leave.
 
FWIW, Rio Vista, Texas would have been in an area known as the "Barnett Shale," where gas reserves were discovered in the early-to-mid-2000's. It was the early days of fracking.

Mineral rights in that area were being leased with bonus payments of $4,000-$5,000 per acre, which in many cases was more than the surface land was worth. It was a huge boom.

Yes, it's still sleuthing. Especially if that person hasn't voluntarily made a statement to the press, and has not been named as a suspect or person of interest.

I personally believe it is acceptable to examine the sister's statements to the media, for instance, but the college president brother has not made any statement.

Don't get us in trouble, please.

I, too, sent cards to each of the children today. I had a lot of fun picking out individual cards (no repeats) because, from what we've seen, these children and young adults have not been given any room to be individuals or have separate identities. I hope they are able to read them and they feel supported and loved by the world.

I just want to counter your query..what the ability of someone to teach who dropped out at sixteen is.. My mother-in-law saw schooling until and through the eighth grade, which was two years more than her husband. They had four children, raised them well, never owned their own home, never took welfare, were filled with nothing but love and wisdom from hard knocks. All of their four children went on to excel in college, (all four) and in subsequent professional careers. And yep, they went to church too.

Could LT have homeschooled? Yes, with proper motives, yes she could have. She could have chosen her children over herself and her resentments.

New owner has Mineral rights. And looking at properly records you can see when they started with jmho are those oil wells in area.
And the county had new address in CA.
