ALSO- with a new build the taxes are only estimated before closing. after a year has gone by a mortgage of near $400K would go up by HUNDREDS after the structure is there and taxes are re-assesed. been there done that - I bought a new build about 30 miles south of these folks in 2012, first-time homeowner, FHA the whole bit. I was also a mortgage processor for quite some time till around 2007 in CO.

Also, in CO there is also a 5% down incentive for first time homeowners (I'm doubtful he would qualify for this with on the lien with her prior home ownership). This would explain why she was not on the lien or deed when it was purchased. After the marriage I imagine the deed was then quitclaimed to add her. But - would not technically be necessary unless they tried to refi or add a 2nd mortgage.

someone correct me if I'm wrong about the quitclaim... it's been a while...

Yeah, he doesn't regret killing them. Regret for getting caught. Regret that he's now a "baby killer." He's going to need a lot of protective custody to cover his dumbass in jail.

Couple of thoughts when reading this affidavit:

1. The report states that an officer contacted CW for code to enter the house through the garage but CW said he was 5 minutes away so officer had to wait for CW to arrive to let him in. If I was worried about my wife and children are injured inside my home, I would beg the officer to break the door or window down rather then have to wait 5 more minutes until I arrived. It could have been life or death if they were in need of help.

2. A pair of woman's shoes were located near the front door and a suitcase at the bottom of the stairs leading upstairs bedrooms. To me that indicates SW wasn't ambushed at that point on initial entry into her home.

3. CW says they discussed a marital separation at 5 am. So if this was true and he stated he texted SW from work several times that day and she didn't respond and he thought that was odd. Why would he think that would be odd that his wife whom you just told only hours before that you wanted a marital separation from doesn't answer your calls or texts. It doesn't fit. He is trying to cover himself.

4. Why did CW put the latch on in the house at the front door? Did he not want anyone but himself to enter home before he would return to stage it? Or did SW do that the night before when she returned home as a routine occurrence?
I think that is the likely scenario and CW forgot to unlatch it in his rush to move the bodies.
Did NU-A have a key for the front door? She must have to have opened it and saw the latch inside preventing her from entering the home. Obviously the key was given to her by SW.

5. NU-A stated that she discovered SW's car and car seats in the car in the closed garage. Some on WS were wondering about the car and car seat discovery so it is confirmed that both the car and car seat were observed by NU-A.

6. It would be interesting to know if SW and CW always had their home windows closed and "locked" because it was noted by LE that all the windows were locked. Did they use an air conditioner or did they typically like having fresh air via a open window? I assume it was hot there in Colorado. I wonder if CW had the windows closed so neighbors could not hear anything going on inside the home that night and locked so no one could enter.

7. Further to the fitted bed sheet that was recovered at the burial site.
It states it matches the sheet set ~ "several pillow cases and top sheet recovered from kitchen trash can".
So basically what was in the oil field was the fitted portion of that actual sheet set in the garbage can. For women who make beds, we all know that fitted sheets go around the actual mattress and has elastic corners to hold the sheet in place around the mattress. I am thinking that it would be plausible that CW removed from the fitted sheet and gathered the fitted sheet around the victim (SW) and then moved the body in it. I am thinking that the "bedding laying on the floor" could have been duvets, bedspread, accent pillows etc and they could have easily been uncontaminated by a crime if CW removed, kicked off the bed prior or during the murder. This lends to the belief that SW went to bed alive and she or SW likely removed the coverings from the bed as most of us do which left the fitted sheet, top sheet and pillows remaining on the bed.
We know this fitted sheet refers to the master bedroom set because of the reference in affidavit that there were several pillow cases and a top sheet found in the kitchen garbage can that matched the fitted sheet found in the oil field. We know that only queen and king sheets sets typically have 4 pillow cases which is considered "several".
8. CW states in affidavit that he woke around 5 am. Later in the affidavit it states CW informed SW at around 4 am that he wanted to go through with the separation. So right there is a contradiction in times. How can CW awake at 5 am and tell SW at 4 am he wants a separation. He then apparently leaves at 5:27 am to go to work. If he woke at 5 am and leaves at 5:27 then it was a short conversation for an important subject.

9. Timings:
CW states to one officer that SW arrived home at 2 am then he states to another officer SW arrived at 1:48 am.

Excellent observations and summary! I've read this document before and didn't notice his contradiction in the times he claimed he spoke to SW about him initiating a a marital separation. Very interesting and this is a very important contradiction and I'm sure the hair on the back of LE's necks were standing up by this time.

Someone else here made an interesting post about his claim that SW was going to go to a friend's house that day, but he couldn't recall the name of this friend. Seriously? She's in a high-risk pregnancy, has a serious health problem and her husband wants a separation and she's going to remove herself and her young daughters from their home to accommodate him?

No way in hell!

IMO do you think the reason SW was in a shallow grave was simply bc after carrying his children to tank he knew she would not fit so he had to adjust the plan last minute bc he was running out of time to get to work

All I saw was him try to keep from laughing. He has not shown any remorse, and no signs of grieving. People that grieve, carry that grief, they wear it like a cloak. Others can look and see the hurt and grief. CW has none of that. He had to have pre-dug that grave he put SW in, there wasn't enough time for him to kill her, transport the three of them, throw the girls down the into the oil tank, dig a grave, bury SW and get to work on time all clean and fresh. No one could do all that in that short of time.

They said it was real shallow - I would think one would if done in advance with time make it less easy to instantly locate /

The fact that he tried to hide the bodies gives us a major clue about his feelings about murdering his family.

What does hiding the bodies mean? What is someone trying to do when they hide something? They are trying to make sure other people can't find it.

Why would a father whose family is dead (for whatever reason) want his family to be hidden where others can't find it?

Its easy. He doesn't want people to know his family is dead.

Why would Chris Watts not want people to know his entire family is dead?

Because if they don't know they are all dead, then they think they are somewhere, and then Chris gets sympathy and concern, in addition to freedom from his burden.

He gets his freedom, but he gets it with people not knowing his family is dead, so this makes like easier for him. Easier to sell the house, easier to find another job, easier to get a new partner, easier to look like a good guy.

How do we know he regrets nothing?
His inability to tell the truth, cavileir attitude when being interviewed, deceptive behavior from the onset of the investigation, disregard for human life, etc. All he regrets is getting caught.

A poster who is a realtor looked up their property and advised there was a quitclaim adding SW as a joint tenant and that this happened shortly after the home was purchased.

I don’t think the jury needs a timeline. His story is totally lacking in credibility. It’s all going to come out. He’s the cheater and liar in the relationship. Just doesn’t make sense that she killed the girls, so he killed her and dumped the girls in an oil tank. Would you buy that? No parent who cared about their children could do that, ever in a million years.
You say that, but I've read the JonBenet Ramsey case. :O But no, I agree with you. If it happened as he said the girls wouldn't have been in the tank.

In the beginning, I had some pity for CW, having lived with someone who was obsessed with MLM.

However, when he accused his wife of killing her children, that ended my slight, minute, pity.

Even if the jury believes the outlandish fabricated story. Even if the jury is made up of 12 of the most gullible people in Colorado.

He still killed his pregnant wife, and dumped 3 bodies, 2 in oil tanks. And knowing this, deliberately lied to reporters regarding the situation. Wondering where his wife is...just wanting his kids back. He can't take that back.

Even if the jury buys his story on the girls, he still did tampering with bodies, ending pregnancy.

The quitclaim would convey whatever interest he owned to her. Actually it was probably a quitclaim from CW alone to CW and SW together, which would have the effect of putting her on the deed (or title) but not on the mortgage.

Colorado is weird when it comes to allowing only one spouse to purchase a home with a mortgage. I know in Texas, usually both spouses had to be on the deed except under certain circumstances.

He regrets getting caught. He should have looked like that when he was trying to convince people his family were missing, but he didn't.
He was all nonchalant and even smiling and showing his new shirt off.
Now he looks worried and so he should. Worried for himself.

I’m not in CO but we added me to the deed because our new construction took place and was finalized before we were married, so I was not on the mortgage or deed. My husband has children from his first marriage so putting me on the deed was imperative for me. If something happened to him and I wasn’t on the deed, his kids could try to kick me out of the house I worked so hard to make a home. But it’s not technically necessary. I completely understand why they added her to the deed though. However maybe they didn’t add her to the mortgage initially bc she had bad credit? Idk just a thought.

It's early days yet, I expect we will see him in jail any day now, how anyone could kill their children is beyond me.:(

Is he not in jail ???- he needs to be in jail .

he killed his wife and dumped his kids

i think he deeply regrets it ---the whole night - but he did it -- this is the classic definition of tragedy all the way around

You want to know how we know this was planned in advance? The tanks. He knew where he was going to dump the bodies, it didn't just occur to him after he killed them. He knew the tanks would be a good place to hide bodies because he had thought about it before.

I have a question. For those who think CW attacked SW while she was asleep, where were the girls during this time? I would think the very first thing S would do when she arrived home from her trip was peek in on the girls.

Indeed. And seeing where THOSE tanks are located, how remote? I think he planned on another fire/explosion hence the gas can. His timeline got all screwed up though when SW's flight was delayed and NU/NA turning up on the doorstep.

Perhaps sleeping as well. Or, if he had murdered them first, perhaps positioned as if sleeping. We can’t assume she went in at 2 AM & kissed them or whatever. Perhaps they were light sleepers, and she just peeked in their rooms, or checked the monitor. There’s a reason he keeps mentioning that monitor; not sure what it is.
