Does anyone know if there had been any maintenance or repair work done in the house recently? Any workmen or contractors been in the house recently?
Good question and I don't recall any info on this.

That is my understanding too, what I don’t know is how they arrived at the 4AM.
It has to be after 3AM because of the phone calls to J.
They must have left a voicemail or a text that identifies them- or no one could be certain they were the ones that made those calls.
So, how does anyone know the murders didn’t take place anytime between 3AM -11AM?
Did some other event occur?
Are they assuming that the perp would have to be out of the house at dawn? Is dawn 4AM in Idaho in November?? Idk?
JMO
Perhaps, based on information not revealed. Comments made by the 2 surviving housemates.

Have police said why they believe the murders happened between 3-4am and not later in the morning?

Did any of you remember in these posts way back. Someone said one person had more stab wounds then the others Maybe that’s way they think one person was the main interest?

Question, the houses like the one they lived in, are they owned by the university or privately owned?
Just a few blocks off-campus and privately owned. There is a property manager mentioned as contact person listed on some of the rental advertisements. Real estate appraisal search should list actual property ownership.
I thought one of the girls called someone 7 times within 20 minutes around the time the murders were estimated being committed ?
The phone calls are said to have ended before 3. LE has given a several hour long window during which the murders may have been committed. In my opinion, it could even be possible that 2nd floor murders were already occurring while the phone calls were being placed, although that is just a possibility, IMO.

We can't "slueth" anyone. But I remember having a serious fight with a former college roommate. It was pretty intense. And hatred was pretty close to how we felt about each other. The closer you are to a person, the more intense a fallout can be....

LEO is probably already talking to any former roommates.

That house is privately owned, probably had a management company to keep track of renters and maintenance and such.
It is not on school grounds While very close to school grounds.
How do I know that- it had a Zillow ad.

JMO
Multiple rental listings show it was managed by this property management company. That doesn't tell us the owners...simply that it was managed on the owner's behalf by this company, as many properties are: Team Idaho Real Estate & Property Management | Moscow, Idaho
Here is the Trulia listing that specifically links that address with this property management company: 1122 King Rd, Moscow, ID 83843 | Trulia

This is what I have discerned from reading other posts & studying the layout pictures: The 1st floor which they are calling the basement was an add on later after construction and where the surviving roommates were sleeping. It has the gravel parking lot where the tenants park and an entrance door with a keypad. The second level is where E&X were and has the sliding glass door into the kitchen facing what most now consider the backside of the house & the wooded area. This door is what LE said was opened when they arrived after the 911 call. There is also a paved driveway coming from this angle of the house. The upper level or 3rd floor with K&M’s bedrooms had 2 private balconies facing the backside of the house and the wooded area. Although K’s bedroom was on the upper floor, she had possibly already began the move out process since she was graduating in December hence the reason she was sleeping in M’s room.
Please comment with any corrections, thanks!

If we are considering other similar murders in the region.

Why would these victims targeted ? Could the offender be attracted by news or information posted related to the victims that they seek out the area and then find someone that meets their criteria as "perfect prey" ?

I am taking the position that most homicides do not have enough data to determine a relationship to the victim and that few involve the use of a knife or cutting tool.

I suggest that if we are to consider that regional homicides with similar patterns may be involved that the way this offender is attracted to these locations is through news or public information that meets their criteria. They are highly skilled and powerful at what they do. Perhaps, trained and maintain their skills and very focused once they determine who their target will be and leave the area very quickly with little evidence.

I would assume they could give a fairly accurate time range based on the condition of the bodies and stomach contents, especially of the food purchased at the Grub truck.

The property is owned by an LLC out of Crested Butte, Colorado.

A proactive maintenance program with annual dryer vent cleaning, bi-annual furnace servicing, and proactive quarterly maintenance inspections. They also have a monthly yard maintenance fee.

And in my 62 years, most of it spent in hillside homes, I have never once heard the lowest floor called a ‘walkout basement.’

It doesn’t really matter, unless it helps reinforce the idea that the killer might not have understood that the lowest floor was living space, rather than utility space.
Here is an example of a current listing in Moscow, Idaho with a description that includes a walkout basement.

Sunny, I thought the phone calls were the dog owner calling the dog's other co owner looking for him? Did I misunderstand what I read?

Found this googling......hand print on the window.....creepy.

Edit: You can see it in the video as Forensics walks in front of the window.

Also, just got a Fox News alert that investigators just entered the home again.....can't find a story on it yet though.

Thanks. But I was also wondering about any emergency repairs. Like if something quit working and needed to be repaired or replaced. The rental agency would have a record of this correct?

Have police said why they believe the murders happened between 3-4am and not later in the morning?
I read someone explaining about how this was an estimated time frame and that it could be off by an hour to 2. They went into great detail about the temperature of major body organs and how fast they will drop in degrees over time such as the liver and the process that examiners go through to help establish or determine a time frame. They said this was a suggested time but could be off. Hope this helps!

I am hearing often that the thought is that one person committed the murders. Is that because only one type of knife is assumed to be in common with all 4 victims ? Could it be multiple offenders with the same style of knife ?

I find it difficult to rationalize that the offender would believe they could commit the murders and still be able to escape without being seen.

Just want to open up the thought that multiple offenders with the same style knife seems plausible.

Not gang related but perhaps, the leader found a partner to share in this obscene pursuit.

I suppose LE would have eventually know if their are signs of multiple patterns in the way the murders were committed to know this.

I seems like a good question to ask ? is there evidence to distinguish between a single offender and multiple offenders committing these homicides ?
From what i gather the blood from the knife will transfer blood from the 1st victim to the 2nd and so on, They will be able to tell if one weapon was used.

Investigators and the FBI were back at the house today. The caption under the video says that members of the BAU were among the visitors, but I’m not quite sure how they know they were with the BAU:

Police and members of the FBI first looked outside and walked up the hill behind the home, which is built into a slope and stands three stories tall.

Next they came back down and were seen putting on protective covers over their shoes and returning inside the home on King Road, which had been untouched for days.

<snip>

Investigators on Friday could be seen through the upstairs windows analyzing the interior.

<snip>

After searching the inside of the house, one of the investigators left with several small paper bags in his hand.
