Yes, it does seem as if they were familiar with the layout and occupancy in general. However, IMO they had given it some thought by way of a plan and subsequent escape. Clearly, they did not wish to be caught. Mass murderers, historically, do not care about getting caught. There sole mission is to kill as many people as they can. They accept, possibly welcome, their own demise. The serial killer is a different animal, quite literally. Am I saying that this killer has killed before? Not necessarily, but definitely has likely burglarized, victimized others in some way, and has experience creating a persona that is a facade.
Which is why this case is so mesmerizing to those of us with an interest in crime (or a job related to studying it).
This crime looks like a mass murder (in terms of victimology) but you are correct that most mass murderers anticipate their own demise and even plan it into the crime if possible.
Serial killers usually try very hard not to get caught.
I've been saying that in many respects, this resembles a family annihilation case, due to the closeness of the various victims and the fact that one theory is that the killer is somehow close to at least some of the victims. So a Chris Watts kind of killer. The only reason I make that comparison is that Watts had no reason to kill his children, even if he was filled with rage at his wife. It never makes sense, though, when people do these kinds of crimes. One home invader/killer in a crime near where I live had watched the house briefly, had looked at a few other houses, found one that had more windows and was easier to watch. He then came into the house and killed a married couple (wife was pregnant, so he was charged with three murders) but did not kill the children. In fact, he sent the kids to another part of the house while he killed their parents (IIRC). He was a drifter and his primary goal was robbery (he took money from the adults and made them find their valuables). He just didn't want to be recognized. He's in prison now.
In the case I just mentioned, the perp had been a burglar and a robber, but this was (as far as the courts/LE are concerned) his first set of murders.
