Hi Kadie, The county records show they bought the home April 20, 2005. So they had only lived there about 18 months before she died.

Surely appreciate you trying to get this information. I went back to a post from another forum where "johngo" does a walk through of the crime scene. He does specify that there are two closets in the MBR but no real information to determine layout. Sorry ! It will come out sooner or later, but I think you have done a fine job so far. One question, may or may not have any bearing and you may get no response but I am curious about the 57$K second mortgage on the Birchleaf home - anyway you can find out from the appraiser if there were any substantial improvements made to the home after the Youngs bought it ? They hadn't owned it very long before this second was made, curious.
It's not unusual for people who don't have 20% to put down on a home to take out two mortgages when they make the purchase. We did that. One mortgage was for 80% of the sale price and the second mortgage was for 20%. That way you can avoid PMI which, on that house, would have been at least a couple hundred dollars a month tacked onto the payment.
I tried to do a search for the link to the data scandi referred to but am fantasically pitiful at finding anything so I'm apologizing in advance if this info seems off the mark!

When he finally decides to "try" to sell the house, he will most likely be writing a check at closing. The 6% Real Estate fee will eat up the very small amount of equity he has. There are quite a few nice homes on the market in that subdivision. Who in their right mind would want the house where a beautiful young mother was brutally murdered in the master bedroom ? I know I would avoid that house like the plague.

Just to clarify - some things in this layout are similar but not identical to Michelle's house correct ? For example the location of the mbr would be similar but meausurements not exact. I realize the garage is wrong and trying to reconcile this to the Wake Co records the room sizes would be smaller in this drawing than what is actually present at the Birchleaf residence. correct ?
Also how similar is the lower floor-example this one shows double doors from the dining area to the deck - is this consistent with the Birchleaf residence? If you know. Thanks.
i understand that that the youngs bought the house directly from the owner. i don't know if that meant that the youngs didn't have a broker representing them or just the seller didn't list the house with a broker.
i wonder whether the previous owner was eager to sell the house and

Hi Saint, Usually in a FSBO sale the escrow co handles the closing although the norm would be the buyer having an attorney draw up the earnest money agreement. It would be apprapo for the seller to carry a second back but unles there was bank approval for this I doubt it.
What some people do is record the second mtg the next day if there is not approval to pull the wool over the banks eyes, so to speak. This is how the famed Petersons bought a lot of their property, and is highly frowned upon.
Looks like they squeezed in on a prayer. I don't think they paid too much tho. Look at 1205 now up for what $425,000. I don't think it is nearly the house the Youngs bought, and they paid $389,000 I believe. When you look at the house in total it was a lovely place. Almost 2 acres of space, a graceful Southern entry where you could step out to greet friends and have a few white wicker chairs to sit in at the right time of the day.
The entry set the house off as spectacular - a double vault - sign of the times for the 90's. And yet with a very conventional floorplan that has been built for years and years. Spacious rooms made it very livable. And all the nooks, cranies, and secret stairways where a child could roam or play hide and seek set it off as quite unique. A really nice home for a growing family I think.

I have made an arrangement with someone in Raleigh to go to the courthouse about getting copies of the search warrants to date, just to see if there is more information attached that the media has not released. I'm hoping I have covered enough dates to be able to obtain any that have not been published - we'll see, there has to be more than these. Might be interesting.
