I think that the killer knew who lived there and was familiar with which bedrooms were occupied. Killer HAD to wait until he/she KNEW that all house occupants were home and sleeping so that no one would see him/her committing the slaughter. This doesn.t explain who the main target was, though...
I tend to agree. Who knows who was in that house. Reportedly, it was quite "party" house. People were in and out. Killer could have been a visitor with the downstairs roommates and hid and was not visible when the downstairs girls left and did not return til around 1am. Had plenty of time to...

I have a hunch that he will or already has killed her. She was useful, but now she is a liability. Everyone is looking for a pretty recognizable couple and now that he has successfully escaped she is of no use to him. Much easier to venture off on his own. JMO
Preponderance of the evidence in a civil suit? I don't know, but I am guessing that the evidence will show that they knew and realized they needed defense for a whole lot of stuff. jmo
I hope that he alone was awarded custody of their children, although, he was a pretty strange character, himself. Didn't he have the house wired with alarms and cameras? Those poor kids....jmo
