My theory, BK was infatuated with a type. Felt he could get any girl he wanted. He thinks he's "all that".
But also felt rebuffed by the same.
And ironically an "ordinary" woman wouldn't do.
Guy had zero finesse, wouldn't know how to initiate or sustain a real relationship and IMO substituted the pursuit of criminal engagement with women for a relationship. Like he was planning The Perfect Date. Only it wasn't for romance, it was for murder, his ultimate sexual thrill.
His search terms tell the story.
He wanted the perfect victim, sleeping, drugged, I don't recall all his searched words, but this was exactly a crime of passion, his idea of passion is just utterly disordered.

I have a slightly different view of why he rejected her advances....His 'searches' for specific fetishes---wanting images of 'sleeping' or 'passed out' women tells me that he wasn't looking for a regular wholesome romance.
He needs to dominate, totally control and overpower someone in order to feel 'romantic' about someone.
So his sweet, beautiful intelligent co-worker who actually liked him---he had no interest in that wholesome relationship. But he did like the idea of doing a few home invasions to frighten her to get himself psyched up.
